Paramus NJ, the long-anticipated redevelopment of Westfield Garden State Plaza is gaining momentum, with a groundbreaking expected in mid-2025, according to 3E Public Relations, representing Unibail-Rodamco-Westfield, the mall’s owner. This ambitious project is part of a growing trend of transforming traditional malls into mixed-use hubs in Paramus.
Westfield Garden State Plaza: A Vision for the Future
Work on the redevelopment began in October 2023 with the demolition of the former Best Buy and Bank of America buildings to create 180 additional parking spaces, marking the first visible steps of the transformation.
If all phases are approved and completed, the redevelopment will include:
- 1,400 apartments
- New retail spaces
- A hotel
- A senior care facility
- A park-like town green
The first phase will feature:
- Two five-story, mixed-use buildings with 575 housing units and 50,000 square feet of retail space.
- A 1-acre town green designed for outdoor markets, dining, and social gatherings, envisioned as a new “downtown” for Paramus.

Phase 1
- A five-story, 250,000-square-foot senior assisted living and memory care facility with 230 units.
- A two-story medical office building.
- A six-story parking garage.
Phase 2
- A seven-story, 85,000-square-foot hotel.
- A regional bus transit center.
- A five-story residential building with 286,000 square feet of space.
- Additional retail areas and a six-story parking garage.
Phase 3
- Two five-story residential buildings with 2,500 square feet of retail.
- A six-story parking garage.
Other Paramus Mall Redevelopments
The Westfield Garden State Plaza project is just one of three major mall redevelopments in Paramus.
Bergen Town Center
Approved in 2023, this project will transform the east side of Route 4 into a mixed-use apartment complex. Plans include:
- 456 apartments spread across two residential buildings atop ground-floor retail.
- Private courtyards, pools, fitness centers, and game rooms.
Construction will replace the now-closed Kirkland’s home decor store, Red Robin, and REI.
Paramus Park Mall
Adjacent to Paramus Park Mall, R&O Paramus plans to build:
- 360 apartments in a two-building complex on From Road, utilizing parts of the parking lot near Macy’s.
- A second phase adding a five-story mixed-use building with 159 units and 2,330 square feet of ground-floor retail.

Just keep building. (Sarcasm) Hope the Paramus fire and police departments are equipped to handle any major emergencies in these behemoth buildings. We’ll see if the property taxes will increase in order to offset the cost of new hires and equipment. Only time will tell.
Traffic. Think it’s bad now? This Costco proposal also needs to be looked at. Imagine the side road traffic in Ridgewood, and Rt. 17? Has Ridgewood started working with Paramus to mitigate some of this?
Why not put it where the Fashion Center is? That shopping center is pretty much dead.
Democrats in Paramus, just keep piling on. No more room to breath!
