Paramus Development Update: Bergen Town Center Plans Revamped Under New Leadership

Paramus NJ, one of the three major development projects at Paramus malls is undergoing changes. The previously approved Bergen Town Center redevelopment plan has been revised under new leadership, calling for fewer apartments and retail spaces.

The Paramus Planning Board unanimously approved the amended proposal on Thursday, now spearheaded by Russo Acquisitions, LLC, a Philadelphia-based developer. Originally submitted by UE Bergen East LLC in 2023, the updated plan introduces key changes while maintaining many original features.

What’s Changing at Bergen Town Center

The project involves replacing a building on the east side of the shopping center, previously housing Kirkland’s, Red Robin, and Recreational Equipment Inc., with two five-story mixed-use residential buildings.

Key Updates:

  • Residential Units: Reduced from 456 to 426 units.
    • Unit Breakdown:
      • 147 one-bedroom market-rate units (40 with dens).
      • 12 one-bedroom affordable units.
      • 93 two-bedroom market-rate units.
      • 38 two-bedroom affordable units.
      • 76 two-bedroom units with dens.
      • 14 three-bedroom affordable units.
  • Retail Space: Halved from 10,995 square feet to 5,050 square feet across both buildings.
  • Parking: A total of 1,572 parking spaces, including two parking garages and shared mall property lots.

Amenities:

  • Outdoor courtyard with seating.
  • Pool, game room, lounge, workstations, club room, and fitness center.
  • Dedicated dog play area for tenants.

Addressing Concerns

During the Planning Board hearing, Chairman Richard Conte highlighted the extensive work done in the original plan to address traffic flow and landscaping concerns raised by Maywood residents.

Dan LaMothe, a civil engineer for the project, assured the board that previous protections—such as fencing and drainage improvements—would remain intact or be enhanced. Most of these buffers have already been implemented.

What’s Next?

A timeline for breaking ground on the Bergen Town Center project has not yet been shared.

Development Boom in Paramus

Bergen Town Center’s redevelopment is part of a larger wave of transformation across Paramus:

  • Westfield Garden State Plaza: Set to break ground mid-year for a project featuring as many as 1,400 apartments alongside new retail spaces.
  • Paramus Park Mall: Plans approved for two apartment buildings with 360 units, taking over 60,000 square feet of parking space outside Macy’s.

What This Means for Paramus

The development projects at Bergen Town Center, Westfield Garden State Plaza, and Paramus Park Mall are reshaping Paramus into a hub of modern living, retail, and entertainment. These projects aim to bring economic growth, convenience, and enhanced community amenities to one of North Jersey’s busiest retail districts.

  1. You mean the city of Paramus, because that’s what it’s turning out to be a city. The place is done way too much traffic throughout the town, noise, pollution, they are building everywhere, even in flood zones, old farms, Marshland, remember all the cornfields,

  2. They ( whoever they are) talk about all these building monstrosities bringing in extra economic growth and yet there are so many vacant commercial buildings in town. Why add more? Care to take a guess?

  3. Thousands more residents using water we don’t have and driving cars on the same crowded roads.

    1. Totally agree. They just keep building $2 million + homes with large green lawns and lots of bathrooms and just don’t care about the extra burden put on the electrical grid and reservoir systems. Greed gets its way again. And you’ll notice typically during drought restrictions the big homes still have their sprinkler systems in use as evidenced by the lush green lawns. No enforcement. I wonder why?
