Valley Hospital buying up string of properties near its Ridgewood site

As The Valley Hospital has struggled for years to expand its campus in Ridgewood, it has been quietly buying real estate in Bergen County, assembling a portfolio that includes a string of properties on North Maple Avenue in Ridgewood and the building that houses the New Jersey Children’s Museum in Paramus.
Over the past two years, the hospital, in some cases through holding companies, has spent at least $54 million to acquire roughly a half-dozen sites in the village and neighboring Paramus as potential future locations for doctors’ offices, along with outpatient and other services that would be moved from its main campus. Some of these newly acquired properties are already operating as off-site hospital facilities.
But the hospital’s plans for some of its other new properties remain unclear, and Valley’s real estate shopping doesn’t appear to be over. Recently, it has been in talks to purchase buildings that the global parcel deliverer UPS will be vacating on Winters Avenue in Paramus, as reported by The Record. If that deal closes, it would add another property to a medical-services cluster that the hospital has been creating in Paramus, near the Fashion Center mall.

Why isn’t Valley paying taxes on its main campus? They are clearly not operating like a non profit and clearly not operating with the town’s best interest in mind.
Why don’t they pay taxes?

Nothing personal, It is just business.
Valley should have bought the properties 25 years ago when they were told by the Village that they could not expand their campus on Van Dien. The PB should put their app on hold until they articulate their intentions.
The valley supporters (hauck) never mention that valley can stop paying taxes on the properties that they purchased in the village. Who is going to make up for the loss – the village taxpayers! We will subsidize their growing business!
They will ruin the town and we will foot the bill. When they merge with a larger hospital network it will be too late for residents to get out before property values take a nose dive.

Well she ( Hauck) got a lot of voted in the last election. I guess she said something right.
Mrs. Hauck still needs to recuse herself and has not. This is going to be a big problem given her prior high level affiliation with Valley. She has made no effort to be impartial and even continues to post her support for Valley on Facebook. In your face Ridgewood!!
Hauck rode in on the Ahronson ticket. Alone she would have lost. They brought her from obscurity.
Planning Board: If the present proposal goes through, all of Ridgewood pays. Pretty simple.

Well number # 10 CRR backed Paul Aronsohn so they got two for the price of one.
Yes and the Graydon Pool folks backed DEPUTY MAYOR ALBERT PUCCIARELL they also got the two for one sale. Plus a Concrete Ramp.
She is indebted to them and that’s why she always votes the same .
Aronsohn LIED to the CRR about Hauck. Looked them in the eyes and lied.

The Village can ask for payment in lieu of taxes (PILOT) from Valley to cover for the cost of police & fire department & other municipal services related to Valley. For example, all fire alarms that are triggered at Valley need to be reset by the Fire Dept; apparently the alarms get pulled there all the time. The Council is aware of this, but so far hasn’t acted. Everyone should also remember that Valley is Ridgewood’s largest single employer, so Village residents of who work there are, at least in theory, paying property taxes and spending money in the CBD. It’s not like we have any other big, single employer in town.
Your right # 20 the key word is ASK. This subject has been discussed with Valley by former council’s but Valley didn’t want to do it and why should they. They are are getting everything for free now. Valley hospital would rather dole out donations to the special interest groups who support there expansion. In one instants the police went to them for donation to buy some equipment and the hospital refused. As far as Valley Hospital employing resident I don’t know were got that from. Most residents volunteer and don’t get paid. If you lived on Van Dien Ave you see the employes leaving Ridgewood. They don’t shop in Ridgewood as the prices are to high.
#20 – While Valley is Ridgewood’s largest employer, less than 10% of its employees live in town. Similarly less than 10% of Valley’s patients are Ridgewood residents. Valley’s plan is clearly to draw from surrounding towns for both employees and patients which is great for surrounding towns but terrible for Ridgewood. We get a 7 year construction project followed by traffic, over taxed infrastructure and a lower quality of life.
Valley does, on the other hand throw a great party so its socialite supporters can see their picture in the Ridgewood News and 201 Magazine.
Most of the comments here are true. I believe we forgot to mention that Valley also did not pay for water until they started asking for this over expansion. Did they feel guilty? Who told them to start paying? The planning board will follow the previous planning board and vote yes. The council will be the deciding votes here. We all just learned that there will be NO COMPROMISE, per Gail Price. The Council vote on Valley will eventually be all or Nothing! We must all email and call the current council and elect two new members that are against changing the H-Zone. It’s not against Valley, it’s just the right thing to do! The H Zone protects Ridgewood now and will in the future. There is no need to vote against this existing H Zone. The Council has this huge out. They must follow it or ruin this town. I can’t believe this waste of everyone’s time continues? The answer is so simple..it is NO. Valley, by their actions of buying up multiple properties in Ridgewood and Paramus already have their back-up plan. Valley still wants to shove this down out throats but this should not happen and they are prepared now to lose. There is no hardship here for Valley. No one in this town would get approval for their property if they we’re asking to double their structure…neither should Valley
