Hawthorne NJ, Hawthorne’s housing landscape is officially changing! Construction has begun on a new apartment complex, The Franklin at Hawthorne, signaling the revitalization of a prominent, previously undeveloped 6-acre site on Goffle Road.

Excavation crews are now active on the property, which is located across from the Warburton Avenue intersection and features views of the high school football field and the sprawling county park.

Project Details: Housing and Affordable Units

The project, spearheaded by the developer Adoni Property Group, will feature a modern residential community built across three buildings:

  • Total Units: 114 rental apartments.

  • “Affordable Housing”: Seventeen of the units will be designated for low-income families, helping Hawthorne meet its state-mandated “affordable housing” obligations.

This development at 542 Goffle Road is the culmination of years of planning and legal negotiation that began in 2019 when a limited liability company, 3 Ronson, intervened in the borough’s affordable housing case. The Borough Council eventually settled the dispute and approved the project under an agreement allowing for “no more than 116 units.”

Adoni Property Group: Expanding North Jersey Presence

The developer, Adoni Property Group (operating out of Westfield), is quickly expanding its footprint across New Jersey. The Hawthorne project is one of three major complexes currently “coming soon” or under construction by the group.

  • Tenafly: A 40-unit apartment complex with ground-floor retail space on West Railroad Avenue.

  • Woodbridge Township: A 90-unit project near the downtown commuter train station, featuring amenities like a fitness center and a swimming pool.

Adoni has a track record of completing housing projects in other New Jersey municipalities, including Franklin Lakes, Mountainside, and Hillsborough Township, bringing substantial development experience to the Hawthorne market.

    Step #2: Enter into a PILOT agreement to save boatloads of cash on real estate taxes.
    Step #3: Use subcontractors on job that employ cheap illegal alien labor, mostly for cash, subverting the entire system.
    Step #4: Rent apartments for top dollar.
    Step #5: Repeat.
