Is Ridgewood Under Attack? The “Weaponized” Zoning Laws Threatening to Trash Our Village

Ridgewood NJ, Ridgewood is facing a defining moment, and the stakes couldn’t be higher. Under the guise of state-mandated housing requirements, a “perfect storm” of aggressive legislation and local maneuvering is threatening to permanently alter the character of our village.

Developers have essentially weaponized the Mount Laurel legislation, and currently, the courts are encouraging a level of over-development that could trash the very charm that brought us all to Ridgewood. It is time to stand together, hold the line, and demand that Trenton stops the destruction of our local communities.


The “Zoning Blitz”: 5 Ordinances, Only 1 Requirement

The Village Council is currently pushing through five major zoning ordinances simultaneously. Here is the part they aren’t emphasizing: Only ONE of these is legally required to address the Mount Laurel lawsuit.

The other four are massive policy shifts that have nothing to do with court mandates. These changes would:

  • Allow for higher density and larger buildings that are nearly impossible to reverse once built.

  • Impact downtown, commercial zones, and residential neighborhoods village-wide.

  • Create a “snowball effect” where the combined impact of these ordinances dramatically alters traffic, school capacity, and our “small-village” feel.


Conflicts of Interest & The Transparency Gap

Serious questions are being raised regarding Mayor Paul Vagianos and whether he stands to personally gain from these zoning shifts. In New Jersey, the Conflicts of Interest Law is clear: public officials must recuse themselves from decisions that affect their financial interests or business affiliations.

Despite these rules, the process has felt rushed and one-sided. Prepared statements from officials have largely ignored substantial public feedback, leaving taxpayers feeling like the “public hearing” is nothing more than a legal formality before a predetermined outcome.


The Red Flags: Why You Should Be Worried

Recent discussions with experts and residents have revealed several alarming inconsistencies in the Village’s “official” narrative:

  1. The Single Planner Problem: The town is relying on a single planner for all five ordinances. When asked direct “Yes/No” questions, this planner has frequently offered opinions instead of data-backed answers.

  2. Traffic Chaos: There are currently three conflicting conclusions on traffic impact: one from the Planner, one from the Developer’s (Kensington) expert, and one from the Town’s own Engineer. Despite these contradictions, a comprehensive, independent analysis was never conducted.

  3. Expert Advice: Concerned residents are now being urged to fund an Independent Expert Report to challenge the narrative being presented by the Council.

  5. I’ve been living in Ridgewood for 38 years and grew up in Midland Park. I can say easily that i don’t want it to change in anyway. but, of course this is non realistic. We live in an evolving world. Our country is a beacon to immigrate to. Our population has expanded, doubled in my lifetime. How can we expect things to stay the same.

    We all should delight in the fact that “life is a blessing” and we all need to blend in and evolve. I’m not against more people. As a matter of fact, more people means lower taxation. Additional assessments on new structures prevent higher taxes on our homes. It means we’ll have more funding for our park systems, schools and other necessities. As you know, we have had a difficult time completing our parks that we do need. I would vote for new construction and development wherever possible.

    Look, many of you voted democrat in favor of the Mount Laurel Doctrine for the affordable housing act. That same party opened the gates for anyone to enter our country. How can we object to the voters demand. I mean, we voted again just recently in NJ for Sherrill therefore, how can anyone on that team be against development. I would think that those who did that ‘would not’ be part of the group that is against new development. We, or actually no one, can prevent growth. We all grow, and so does this wonderful country that we are a part of and therefore Ridgewood must also grow.

  6. The village is done, it’s gonna turn into a city in a few years, it’s all a populated way too much traffic. Hopefully it’ll be good for the CBD. But no thanks you can keep it. There are better towns around Ridgewood. Allendale, Hohokus, Wyckoff, is it an amazing once you get out of a village so many towns around Ridgewood badmouth the town. Why is that? We’ve been here in that for years. That’s too bad at one time. It was one of the best. Maybe because it’s dirty politics

  9. You can thank all of the towns that are part of the coalition for this being heard by the federal court on January 7th. Not Ridgewood. Evan made it seem like the village was part of this but had zero involvement. Just riding coattails and hoping they benefit without going against political ties in Trenton.

  14. Oh, don’t worry all the debris leaves from the fall or all packed in the snow now on your lawn, the village will be doing a full round cleanup in March oh yes. This could’ve been avoided if they worked a few Sundays. What a shame, what a disgrace, embarrassing, poor supervision. Well, at least we have a new director hopefully he straightens everything out. We do know he’s shaking his head .
