Newark NJ, a New Era for New Jersey Film: Lionsgate Newark is Underway. The future of film and television production in New Jersey officially began today, December 11, 2025, as construction commenced on the highly anticipated Lionsgate Newark studio complex. This marks a major turning point for the city’s South Ward, transforming the 12-acre site of the former Seth Boyden Housing complex into New Jersey’s first purpose-built, full-service production facility.

The project is a partnership between global content leader Lionsgate, owner/operator Great Point Studios, the New Jersey Performing Arts Center (NJPAC), and the Newark Housing Authority (NHA). The studio is slated to open in 2027.

Governor Phil Murphy: “This initiative is more than just a film studio; it is a profound commitment to the future of Newark and to the future of the film industry in New Jersey.”

A Massive Economic Engine for Newark

Lionsgate Newark is far more than just soundstages; it is structured to be a significant and long-lasting economic driver for the city. It is projected to generate an anticipated annual economic impact exceeding $800 million once fully operational.

The facility, which will feature multiple soundstages, production offices, and full on-site production services, is expected to create more than 600 long-term production jobs in Newark.

Commitment to Newark Residents (Concrete Numbers):

In a landmark move, the studio developers signed a Community Benefits Agreement that includes powerful, measurable commitments for local hiring:

  • Construction Jobs: 40% of total worker hours during the studio’s construction phase will be dedicated to Newark residents.

  • Long-Term Employment: Once the studio is operational, 70% of the full-time, non-production employment opportunities (including security, janitorial, maintenance, etc.) will be reserved for Newark residents, who will receive priority consideration for all studio jobs.

  • Contracting Equity: The developers committed to dedicating 25% of total construction contracting to Minority Business Enterprises (MBEs) and 7% to Women’s Business Enterprises (WBEs).

Education and Community Investment

Beyond job creation, the partnership is focused on building sustainable career pathways and improving the quality of life in the South Ward.

  • Educational Pipeline: The project partners will work with the Newark Board of Education to develop film, TV, and broadcast curricula, training, and apprenticeship programs for city students.

  • Arts and Culture: NJPAC has committed to producing and presenting at least 15 arts and community programs in the South Ward annually.

  • Dedicated Financial Support: The developers are contributing $300,000 in dedicated community funding, including:

    • $200,000 in grants to ten local community organizations.

    • $100,000 contributed to the South Ward Environmental Alliance for environmental improvements and green-jobs programs.

Newark Mayor Ras J. Baraka praised the initiative, calling it a “genuine collaboration with the people of Newark” that presents opportunities from the construction phase through long-term careers.

The $125 million-plus facility, led by Matrix Development and designed by Gensler, solidifies New Jersey’s position as a major hub for the entertainment industry, driven by strong state support and smart incentives.
