Ridgewood NJ, a major debate over the future of Ridgewood is coming to a head this week. On Tuesday, January 6, 2026, the Planning Board will convene to discuss five sweeping zoning ordinances that critics argue could dismantle the “quaint, small-town feel” of the Village.

From luxury assisted living facilities to high-density townhomes downtown, these changes represent a pivotal moment for local residents. Here is what you need to know about the proposals and how you can make your voice heard.

The 5 Ordinances: What’s on the Table?

The most talked-about item is Ordinance 4071, which paves the way for Kensington Developers to build a massive 100+ unit luxury assisted living facility. The proposed site is located at the intersection of N. Maple Avenue, Franklin Avenue, and Marshall Street.

But the changes don’t stop there. The other four ordinances include:

  • Downtown Density: Significant changes allowing for high-density housing to be built throughout the downtown area.

  1. Council has their marching orders from the new Governor and one of her advisors…Saraceno who will win big if changes are implemented.

    1. Well, lots of us voted for Mikie knowing full well she supports this overdevelopment in the suburbs. Elections have consequences.

  2. Commercial property owned by Ridgewood Mayor Paul Vagianos could support increased development if one of these ordinances is approved. Yet, the mayor insisted there is no conflict of interest, and he intends to vote on the ordinance in question.

  3. This is a major stepping stone as developers of high density housing creep throughout the village. Ridgewood Village Planner presented a map of all properties in town that are 0.75 acres or more suggesting that they are targets for future high density developments — will your neighbors sell to a developer and bring high density living to your street — Planner is suggesting it is possible. It is time to protect our Village Master Plan & Quality of Life

  4. Ridgewood hasn’t been the quant village that we all knew and loved for years. So sad what our town has become

  5. Protecting the master plan does nothing. Fighting the town does nothing. Affordable housing is mandated by the state and overrules everything. The opportunity to stop overdevelopment was lost in the gubernatorial election. Jack had a responsible plan to repeal and amend existing laws. Unfortunately the governor elect has made housing supply increases her top priority once in office. Voting has consequences.

  6. Are they going to build apartments on the old village Ford site on North Maple?

  7. I saw this exact scenario coming 4 years ago, down to the Kensington development. I thought they would dump it on Broad Street, but they actually found, quite possibly the worst location in all of the village for this disaster. The taxpayers of Ridgewood voted for this overwhelmingly. The taxpayers will organize and draw this out for years, or the current council gang will just run it right through. Whether it takes a longer or shorter amount of time is irrelevant. The ordinances will pass, and the overdevelopment plans are already drawn up and ready to go. Again, this is what you voted for, so remember that every time you write a check to pay the new neighborhood group’s lawyer and expert planner. Enjoy.
