Massive Warehouse Plan Proposed for Former Sheraton Crossroads Site in Mahwah

MAHWAH, NJ — The redevelopment of the former Sheraton Crossroads Hotel site in Mahwah is entering a new chapter. Crossroads Hotel Developers LLC has officially submitted a revised plan to the borough that proposes a single, downsized warehouse development on the 142.5-acre site located at the intersection of Routes 17, 87, and 287. The plan is scheduled for review by the Mahwah Planning Board beginning July 14.

What’s in the New Proposal?

The updated plan calls for:

  • One warehouse totaling 1.24 million square feet

  • Maximum height of 55 feet (two stories)

  • 175 dock doors and four drive-in doors

  • Lot coverage of 20% (below the 35% maximum)

  • Improved lot coverage of 37% (well below the 75% maximum)

According to developer attorney James Jaworski, the latest version represents a “significant downsizing” compared to previous iterations.

“The new plan reduces the magnitude of the project significantly,” Jaworski noted in an email.

What Changed From the Original Proposal?

The revised plan is drastically smaller than the August 2024 amendments, which allowed:

  • Up to 4 million square feet of development

  • A five-story, 125-foot-tall fulfillment center

  • A three-story garage

  • Expanded development options on 140 acres

Jaworski stated that these amendments likely stemmed from Mahwah’s desire to ensure future development on the site, rather than from the property owners themselves.

“I don’t think ownership had much, if anything, to do with these amendments,” he said.
“This is it,” he added, emphasizing that no future development is expected for the site beyond this plan.

🏗️ What’s Happening Now at the Site?

Since the iconic 37-year-old Sheraton Crossroads Hotel was demolished by implosion in May 2025, the site has been under active cleanup:

  • Danco General Contracting is handling the rubble removal, as well as dismantling the old parking lot and walkway.

  • The cleanup is expected to take 4–6 months, according to Mahwah Business Administrator Ben Kezmarsky.

Site’s History

The Sheraton site has long been the focus of speculation and redevelopment debates:

  • Originally home to Ford Motor Company’s largest U.S. auto processing facility (1955–1980), with 4.7 million square feet of factory on 172 acres.

  • The hotel—opened in 1987—was one of three high-rises planned to replace the factory. Only one was built.

  • Over the decades, the site has seen multiple zoning changes, including proposals for:

    • Office parks

    • Mixed-use malls

    • 800 residential units (later reduced to 74 affordable units transferred off-site)

The Planning Board’s review on July 14 will determine the future of this highly visible and historically significant property in northern Bergen County.
