OCEANPORT, NJ — Netflix is making a blockbuster investment in New Jersey with the development of a massive film and television production campus that could redefine the state’s entertainment landscape. The streaming giant is transforming Fort Monmouth into one of the East Coast’s most ambitious production hubs — a move poised to boost both job creation and local economic growth.

What’s Being Built: Inside the Netflix Production Campus

Once completed, the sprawling Netflix New Jersey studio campus will span hundreds of thousands of square feet and include state-of-the-art production facilities:

  • 12 cutting-edge soundstages totaling nearly 500,000 square feet

  • ✅ Fully equipped production offices

  • Helipad for high-profile cast and crew transport

  • Water tanks for aquatic filming

  • ✅ On-site theater, hotel, trailer parks, and retail spaces

  • ✅ A public visitor experience center and café

📍 Construction will take place in two major phases over eight years:

  • Phase One begins at the 29-acre McAfee Zone in Oceanport, building four soundstages and critical infrastructure.

  • Phase Two, including the remaining eight stages, is scheduled for planning board review in August.

Economic Impact: Jobs, Incentives, and Growth

Netflix’s New Jersey studio isn’t just a glamorous project — it’s a strategic investment in long-term content production economics.

Here’s what’s at stake:

  • ✅ Up to 3,500 construction jobs

  • 1,400 full-time jobs once operational

  • ✅ Up to $4.6 billion injected into the NJ economy over the next 20 years

The State of New Jersey is backing the project with serious incentives:

  • 🎁 Netflix could tap into a $150 million tax incentive pool

  • 💼 The studio may qualify for up to 40% in tax credits under New Jersey’s updated Film and Digital Media Tax Credit Program, provided the studio remains in operation for at least 10 years.

Why It Matters: A Streaming Giant’s Bet on Brick-and-Mortar

This isn’t just about expanding Netflix’s real estate portfolio. It’s a calculated move to gain production control, cut outsourcing costs, and bring more Hollywood-style production to the East Coast. By investing directly into infrastructure, Netflix is solidifying its role as a major player in original content production — and New Jersey stands to reap the rewards.
