New 100-Unit Mixed-Use Development Approved for Hackensack’s Main Street

Hackensack NJ, a transformative project is coming to Hackensack’s downtown as a 100-unit mixed-use building has officially received the green light from the city’s Planning Board. Located at 132-148 Main Street, the development, dubbed The Sapphire, aims to breathe new life into a long-vacant property in the heart of the city.

About The Sapphire: A Scaled-Back Vision with Big Potential

Originally envisioned as a 17-story tower with 253 apartments, the project has been significantly scaled back. The approved plan now includes:

  • 28 studio apartments

  • 64 one-bedroom units

  • 8 two-bedroom apartments

  • 5,600 sq. ft. of retail space

  • 4,200 sq. ft. for restaurants

  • 7,800 sq. ft. of office space

The Sapphire will rise seven stories and occupy a 39,500-square-foot lot that has sat vacant since the demolition of former office buildings and a shuttered jewelry store.

A Sister Project to The Brick

The Sapphire shares ownership with The Brick, the prominent 15-story high-rise next door. The new project continues a trend of mixed-use development along Main Street, supporting Hackensack’s ongoing downtown revitalization.

“This is another good project for Main Street,” said Albert Dib, Hackensack’s Director of Redevelopment. “It’s addressing a void, which you want to avoid in your downtown.”

Rooftop Dining with Skyline Views

One of the standout features of The Sapphire will be a public rooftop restaurant offering stunning views of the Manhattan skyline, according to project representative Marco Howington.

Prime Location Near Transit and Art

The building will sit across Moore Street from the Hackensack Bus Terminal, which is also set to undergo a major redevelopment under Bergen Junction—a county project that includes a new covered terminal, office space, and a 168-unit residential tower with affordable units for health and public safety workers.

The project also connects to Demarest Place, a former vehicle street turned pedestrian alleyway, which features local public art like the “The Sack” mural. This connection opens the door for more public interaction with the building and surrounding spaces.

Retail on Three Sides for Maximum Foot Traffic

The Sapphire’s ground floor retail will span three sides of the building—Main Street, Demarest Place, and Moore Street—enhancing walkability and supporting downtown commerce.

  1. Wait until they stop building on Maple Avenue, at the old village Ford property. And we all wonder what kind of contamination is in that ground.

  2. That’s the wrong. I heard more housing on Village Ford property. Valley hospital has no use for it. They are going to develop that whole block. Just remember people there will be contamination in that soil there.
