Ridgewood Planning Board will meet on Tuesday, July 15 to discuss proposed massive assisted living facility

Ridgewood NJ, the Ridgewood Planning Board will be meeting on Tuesday, July 15 at 7:30 PM in the Village Hall courtroom to discuss this:

Review of proposed Ordinance #4052 to amend Chapter 190 of the Village Code, Land Use and Development, to establish S-1 Senior Overlay Zone District on Block 3611, Lots 1, 19 and 22.

This proposed amendment to current land use ordinances that would facilitate construction of a 120-bed, multi-story assisted living facility on the east side of North Maple Ave., between Franklin Ave. and Marshall St. The property is currently the site of multiple medical/professional office buildings, all of which would be demolished to facilitate construction of the planned facility.

Residents of Franklin Avenue and Marshall St. should be aware that the Village plans to prohibit any vehicular access to the facility from North Maple Ave. All vehicular traffic will be directed to entrances/exits on Franklin Ave. and Marshall St.

A number of beds in the planned North Maple Ave. assisted living facility would help satisfy the Village’s “affordable living” obligation, making the developer’s proposal very enticing to Village Council members. And, it is expected that a payment in lieu of taxes (PILOT) program will be sought by the developer, which means all revenues collected in lieu of property taxes would NOT have to be shared with the Ridgewood Board of Education.

    1. GREAT juxtaposition! And I do mean great! There was a time, Fort Lee was one of the most sought after bedroom communities in New Jersey.

      They have since turned the quaint wonderful Borough of Fort Lee into the nightmare Borough of Queens. I beg of you to please heed this persons warnings! Mark Sokolich has self handedly destroyed that entire town. It is no longer safe to walk anywhere in that entire town.

      Ridgewood is renowned for it’s elegance and tranquility and safety. This will eviscerate all of that open the floodgates of it’s imminent downfall – identical to Fort Lee. The start of the domino’s.

      The greatest argument one can bring to this meeting is the number of these facilities that are all within a ten mile radius of Ridgewood. ONE however is worst than the next. I have visited the vast majority and can attest to their hoax. Walk in and it looks like Shangri-La – go behind the scenes are you are aghast by what goes on and the staff.

      Talk to the folks that live or WORK there to get an honest assessment of what a ruse all of these facilities are. It’s all about money and exploitation of the elderly. Hence why there is now one on almost every corner. I visited one facility ($8000 +++ month) the food was so bad my dog refused to eat it.

      Do your research regarding how many facilities this company has. Read the reviews, notice how the vast majority are always looking for help. The pay is horrendous and the turnover rate is exorbitant. The very last thing Ridgewood needs in another one of these con jobs. Furthermore, they already have an exceptional facility on South Van Dien Avenue in Ridgewood.

      Lastly, keep in mind of the deliveries and ambulances coming and going at all hours of he day and night. The rotating shifts and overall magnitude of traffic. That intersection is bad enough – traffic backs up all the time – just trying to get across the street – now you’re further endangering all the children walking to and from school and the parks. Find out how many medical personal from Valley Hospital have financial interests. It’s the latest money making scheme.

  4. Even if they put signs up, heavy trucks will still roll into this facility from the N. Irving St. area as the GPS will guide the drivers that way.

  5. They say no PILOT was discussed, but when this company wanted to build on South Broad Street, they asked for a PILOT.

    1. Is Evan heading up the PILOT application review board?

      Or is his considerable expertise concentrated on Bonds only?

  6. They will have the ambulance running ragged with calls. This will cost so much more than the revenue generated by taxes.

  7. Other than the terrible traffic and people wondering around in traffic. There is the danger of floods. They have to remember, we shut down during floods. For days. Maple, Franklin Ave. Marshall Ave, Linwood Ave. Maple Ave. Ridgewood Ave, among all the parking lots.

    1. Monday 14 th August evening heavy flooding just from heavy Rains peaking at evening commuter cars and trains peak pickups

    2. Flooding event happening right now. Artificial turf fields are under water. A number of roads have been closed.

  8. Hi all. Right we will have the traffic everywhere! Scary how we flood all the time. All the roads in the area get effected. The poor people will be stuck in the building!!

  9. Just wait until school is back in session, leaf season, flood events and snow. This is already a disaster area that gets little attention. These roads are plagued with speeders cutting through.

  10. You can expect more cars illegally parked in the Greenway Market lot. Businesses will be impacted having less spots for customers. Many people already parking there to go to the library.

  11. NJ is the most densely populated State in the entire Nation. Bergen County now has over 1 million residents and what is the answer? KEEP BUILDING!!!!! How many units are currently under construction within Paramus Park and on both Paramus and Pascack Roads just to name a few. If they allow this (money talks – I hope the wealthy residents fight back) you better pack your bags and get out out while your house still holds it’s value. WHERE IS ALL OF THIS TRAFFIC supposed to go, yet they keep building (all about the almighty dollar) and people wonder why the flooding has become even more catastrophic than it ever was. KEEP BUILDING!

  12. Remember the vast majority of Ridgewood residents voted for all these people. I’m sure they are perfectly fine with this well thought out scheme, I mean development plan. Enjoy.

  14. I object to the terrible depiction of Senior Living Homes. I have lived in Midland Park in Mill Gardens for over 2 years. It is the ideal of Senior Living. Small-80 + people. Great food. Great Staff. Reasonable rent–remember it is Assisted Living. It is the complete opposite of what was portrayed above.

  15. Upcoming meeting on August 14th! Most neighbors didn’t know about it. Seems like a sleazy move to push this all forward while many residents are out of town during summer. Show up and stand up against overdevelopment!

  17. The big problem is the misunderstanding that if we stop this that is the end of it. Reality is that the state imposes a minimum requirement of “low income” housing, so this is a great solution to get around that state imposed requirement. It has nothing to do with who we elected locally.
