The “Sherrill Effect” in Ridgewood: High Voter Turnout and the Future of NJ Overdevelopment
the staff of the Ridgewood blog
RIDGEWOOD, NJ — The recent election results are sending shockwaves through Bergen County as 7,004 Ridgewood residents—nearly 63% of the local electorate—cast their ballots for Mikie Sherrill for Governor.
The lopsided victory has ignited a fierce debate among residents regarding the village’s future, specifically concerning the controversial Mt. Laurel doctrine and the looming threat of overdevelopment.
The Mandate for Mikie Sherrill
Mikie Sherrill’s strong performance in Ridgewood suggests a community leaning toward her platform. However, critics point out that this support comes with a specific policy trade-off. Sherrill has remained a steadfast supporter of the Mt. Laurel doctrine, the judicial mandate requiring New Jersey municipalities to provide their “fair share” of affordable housing.
While the doctrine aims for equity, many Ridgewood residents worry that its rigid enforcement leads to:
-
Rapid Overdevelopment: High-density housing projects in traditionally suburban zones.
-
Infrastructure Strain: Increased pressure on local schools, traffic, and sewage systems.
-
Loss of Character: A shift in the aesthetic and density of the historic village.
The Local Connection: Vagianos and Kazmark
The political web in Ridgewood runs deeper than just the gubernatorial race. Local political observers are highlighting the ties between local leadership and Sherrill’s campaign.
Current Mayor Paul Vagianos, who previously ran for District 40 as a Democratic candidate, shares a significant political link with the Sherrill camp. His campaign manager, Keith Kazmark, is a prominent supporter and fundraiser for Mikie Sherrill.
This “political pipeline” has led some to argue that the village’s leadership is directly aligned with state-level agendas that prioritize high-density development over local zoning control.
“You Get What You Vote For”
As the 63% majority celebrates the win, a vocal minority warns of the consequences. The central question facing the village is whether the desire for Sherrill’s leadership outweighs the local anxiety over urban sprawl.
With the Mt. Laurel mandates likely to accelerate under a Sherrill administration, Ridgewood is at a crossroads. Will the village maintain its unique charm, or will it become a case study for the “overdevelopment” critics fear?

This “political pipeline” has led some to argue that the village’s leadership is directly aligned with state-level agendas …
This is also true at the school level.
Don’t overlook the “vision 2030” agenda and the Cottage Place administration hires, including the politically aligned contracts recently awarded.
They are brining the full service community school model to RPS, which is another “state-level agenda”
The “warmth of collectivism” makes me freeze.
Post of the day…
This is why Village officials did not join the Local Leaders for Responsible Planning coalition to fight the state’s new fourth round mandates.
becuase you voted for the politicians who are pro over-developement
Mikie broke the honor code at Annapolis and was not allowed to attend graduation….
Vags, KK and Saraceno
Saraceno joined the Sherrill transition advisory team. Hmm. Does his firm Onyx Equity benefit
Onyx properties include Noma and The Benjamin , 2 of the 4 newer high density apt complexes built in the CBD.
Let’s hope that Saraceno next develops the old Ford car dealership on North Maple. What an eyesore that place has become. He did a wonderful with the other old properties.
