This loyalty to “Main Street” isn’t just about nostalgia; it’s a reflection of a post-pandemic mindset shift often dubbed “The Great Reset.” After COVID-19 highlighted the importance of local support, residents doubled down on their neighborhood businesses, leading to vibrant commercial corridors.

In the New Jersey real estate market, this preference for walkability and local charm is clearly impacting property values and buyer behavior.

Mahon notes that clients are often willing to make significant trade-offs to live near a vibrant commercial center.

  • Chatham Borough vs. Chatham Township: Mahon points out that homes in Chatham Borough—closer to downtown shops and transit—often sell for significantly more per square foot than homes in the nearby Township, even if the Borough homes are smaller and on tighter lots.
  • Lifestyle over Square Footage: Buyers are willing to sacrifice larger yards or greater square footage to secure that desirable downtown experience.

Authenticity vs. Consistency: What Buyers Really Want
