The Valley Hospital Applies to Build High Density Housing on Ho-Ho-Kus Ridgewood Border

Ridgewood NJ,the Valley Hospital gives notice for proposed high density housing on the Ridgewood ,Ho-Ho-Kus Boarder,near the old Village Ford ,widening the flood zone around the Ho-Ho-Kus Brook.

Notice: Attention residential property owners living near the Ho-Ho-Kus Brook. Just saw this legal notice posted in today’s The Ridgewood News. Public Notice Application to Federal Emergency Management Agency North Maple Assemblage (Village Ford) Block 2904, Lots 19 – 27 Township of Ridgewood, Bergen County, New Jersey The Valley Hospital, on behalf of the Village of Ridgewood and Borough of Ho-Ho-Kus, and in accordance with National Flood Insurance Program regulation 65.7(b)(1), hereby gives notice of the intent of the Village of Ridgewood and Borough of Ho-Ho-Kus to revise the flood hazard information pertaining to the area generally located between Warren Avenue and East Glen Avenue. Specifically, the flood hazard information will be revised along Ho-Ho-Kus Brook from a point approximately adjacent to the George Street/Burnside Place intersection to a point approximately adjacent to the Cliff Street/Brookside Avenue intersection. As a result of the revision, the floodway will widen and narrow within the area of revision. The 1-percent-annual chance water-surface elevation shall decrease and increase, and the 1-percent annual-chance floodplain will widen and narrow within the area of the revision. The revisions will apply to the Flood Insurance Rate Map 34003C, 0176, H. Maps and detailed analysis of the revision can be reviewed at the Village of Ridgewood Municipal Building, Ridgewood, NJ, and at the Borough of Ho-Ho-Kus Municipal Building, Ho-Ho-Kus, NJ.   3. Don’t thank Audrey, thank you ex mayors and Council. They voted against it. This could’ve went forward so now they brought their business to Paramus and all their big big multi million dollar donations are going to stay in Paramus. Do you know how much money the village will lose in the future, remember every site the village they don’t pay tax on it so lose. The village what the hell do you think it’s gonna happen to the old Valley site down the road. Come on it’s a no-brainer and there’s nothing you and I can do on the property the building , they have power money, remember the village spent all their money they borrowing and borrowing what are they gonna do borrow money for a big Legal team OK?

      Valley was going to build a monstrosity next to a grammar school and NOT PAY TAXES on it.

      They still owned the current HoHoKus site – to be used TEMPORARILY for overflow parking WHILE they built the monstrosity. WHEN THEY WERE DONE building out “old Valley” (if they stayed) , they’d probably still be turning HoHoKus into high density housing.

      Kicking out the OVERBUILT Vally plan was on balance GOOD.

      It is still a problem as to what they want to build on the old Valley site.

      The LOCAL GOVERNMENT will need to keep Valley from building something that is detrimental to Ridgewood.
      Unfortunately, I think the current government is too weak and corrupt to stand up for Ridgewood citizens and keep Vally in check.

      1. They have never cared about the citizens.. just look at the contaminated soil across 17! Probably a relative of Brogan or Winnobad.. follow all of the borrowed money since the town has not it’s no longer a village. It’s a borough…

    2. Audrey could have saved everyone $$$$$, including her own hospital if she had moved VH to Paramus without putting on the legal dog and pony show in RW. It was obvious to ALL that VH no longer fit on the RW parcel and there were plenty of near empty lots in Paramus to choose from. They stuck to their guns, bought up additional properties around town to make it look like staying in RW was a viable solution. It was never going to work, it was a big waste of both the hospitals money and the village money. Finally sanity prevailed and the decision was made to build a brand new hospital in Paramus, a build that got them everything they wanted and at a price they couldn’t have achieved with a renovation. They just couldn’t let go of the “Ridgewood” address. Such a travesty!

  10. Rain is increasing and more intensive and current FEMA maps are woefully based on data from years ago. That is why the push is now too as finally new mapping is in the works… but not yet in place for making wise decisions. Do we want more flooding at Ridgewood Fire station and recycling, Town Hall and library. USArmy Corps of Engineers like to build structures to direct waters but their track record is not questionable when it comes to flooding.
    A major artery such as North Maple will explode with traffic and will compromise Ridgewood in many ways. Building such a structure in a flood way or considering changing the contour of the river will only impact those south. And yes it will increase insurance rates for all. Ridgewood needs to push back on building these high density commercial housing properties. Wiser to take a natural approach
    here with more open spaces and limit usage of these lands that need to absorb flood waters.
    Valley does not need to maximize its profits here — remember Valley Hospital is not a for profit organization and has plenty of capital to respect the best interests of Ridgewood and Hohokus communities. In fact Valley surely will be coming to the Village for use permitting of the old Valley hospital building and that too needs much evaluation on its impact on Ridgewood.
    Follow the money path of special interests, developer lobbyists and Valley but it is time to heed Village residents when it comes to over development, as that will change the Village irrevocably.

    Valley could not build what they built in Paramus at the Ridgewood site… it was inappropriate on so many levels — congestion, traffic and so out of place in a residential neighborhood.

    1. Maple ave in that area is already congested. The new massive apartment complexes in Hohokus where the old King auto was will make it worse. add this and the road will be a parking lot with traffic at a standstill from w. glen to franklin tpk

  11. It’s a familiar tactic in Bergen County. Put the affordable units on your neighbors border. Upper Saddle River put it out by the highway and Ramsey border. Saddle River put it out by the highway and Allendale border. God forbid they put those units in a former movie theater across the street from a Greek restaurant.

  13. Let me tell you something no one in the village is going to stop Valley‘s old site into whatever they decide. The local officials can delay that’s about it. In the end, Valley is going to team up with the state and maybe the county whatever the hell they want. if they want, they could shut it down put a 25 foot fence around the whole site and let the place go to shit, just like every other site they bought. Look at the sites on Maple Avenue how long they sat and look like a Third World country , so guess what I am bright ,I know more than you. The majority of people don’t know what other talking about. They have no political connections. And I’m not talking about political connections in the village wake up stop it.

  14. We all know what “element” of folks coming into these affordable housing units are. It doesn’t matter if on the border of RWD and HHK. Will still affect our town overall. I don’t think I need to go further…

  21. I do not understand the connection btw village ford site development and flood zone expansion for the hhk brook.
    Nevertheless, I live in the RW-HHK border. Maple Ave is a parking lot during rush hours. Wait until the humongous HHK complex gets populated. Ford site and TD Bank site across from it are prime locations for high density. I have no doubt that there will be extreme density housing built there. I am happy for all @.hole neighbors who voted en masse for the current VC. Elections have consequences. Not that Susan would have done wonders but at least she tries to listen and is way more reasonable than the souvlaki guy.
    By the way, when you drive by N Maple take a turn on 1st st towards the brook and look at the back of the building. They raised the base of the building by 6-8 feet to bypass the flood concerns. HHK zoning and planning boards are worse than RW. They do not give 2 sh.ts about residents esp those from the RW side. Typical crooks.
