HO-HO-KUS — The fate of a developer’s proposal to nestle dozens of town houses in a neighborhood of single-family homes may rely on the state’s new process of getting communities to meet affordable-housing obligations.

The plan, put forward by the Upper Saddle River-based Chamberlain Developers, is to build 45 town homes on a 3.66-acre corner lot off West Saddle River Road and Hollywood Avenue. Some of those units would be designated to help the borough meet its court-mandated obligation to promote housing for low- and moderate-income residents.

But opponents say such dense housing would be wholly out of character in an area dominated by sizable single-family homes.

“For almost 100 years, there’s been single-family development on the applicant’s property,” said Ho-Ho-Kus attorney Robert Inglima, representing four neighboring families opposed to the proposal. “So to take that property and transform it into a site for any number of multifamilyhousing units would be a significant departure from the prior zoning pattern … this is an established neighborhood we’re talking about.”

But land is gold in North Jersey, and as more residents — especially young professionals and empty-nesters — seek smaller units closer to mass transit, development firms are reacting, said Bergen Realtor Robert Abbott.

  2. A lesson to be learned by the vocalantis, rhymes with vigilantes.
    They are so obstreperous they end up being their own worst enemies. Hand-to-hand combat is not the way to cope with change.
    Take Valley, for instance. Assuming the renewal project started soon after the hospital applied, the project would be over by now, with a state of the art hospital that’s viable for the next several decades. And the neighbors could have had a lot of constructive influence on the project. Now it is in the hands of the courts, and guess what, no court is going to stop a hospital from improving itself, and the neighbors have lost all leverage.
    The same with the apartments. The courts will take control and Ridgewood will lose all leverage.
    The same with the good folk close to Habernickel, whose looks of fear during the hearing mirrored the looks of the sad people of Paris after the horrible terror attack.
    What a sorry lot these vocalantis are and I wish they would take a breath or two before shooting their mouths off. They are their own worst enemy!

  4. Well, considering the 10/2015 Maser study says the existing lots are no more than 50% full at peak hours…tell me again why we need a garage?

  5. Rurik : If Valley had learned the meaning of the word “compromise” way back when we would have had an up to date hospital. Just like the garage folks, let’s try and hit a home run instead of a double. But that’s where arrogance gets you.

  7. Rurik – Safely ensconced on Evergreen Street, you can be as pompous as you want. No one is doubling the size of a hospital next to your home. No one is putting up a high-rise garage next to your home with hundreds of extra cars coming through. No one is putting a business next to your home with children being bused and carpooled back and forth seven days a week. No one is cutting down a ton of trees and putting up a huge baseball field with a concession stand and lights and traffic coming through. Yep, you can be smug and condescending because you are safely surrounded by single family houses with no chance of any big disruption to your neighborhood. Your lack of compassion for everyone else is disgusting. Your behavior at Village Council meetings is rude, disrespectful, and you ought to be embarrassed. No one respects you or your opinion at all. When people see you heading for the microphone, they simply tune you out. Whatever you say you are saying to deaf ears.

You shoot from the lip all the time, even when you are not at the mic you tell people to shut up and you grumble and growl loudly. Yeah, you are the master of dignified diplomatic behavior, we all should take a lesson from you Rurik. SAID NO ONE EVER.

  9. Rurik Halaby again I will say you have no standing when it comes to Valley Hospital because your wife was or still is on the Valley Board of Trusties.
