Ridgewood Property Reassessment 2026: What Homeowners Need to Know About the Bergen County Mandate

the staff of the Ridgewood blog

Ridgewood NJ, If you’ve recently opened your mail to find a letter from Appraisal Systems, you aren’t alone. The Village of Ridgewood is officially undergoing a Bergen County Tax Board mandated reassessment of all local properties.

While the timing and communication of these notices have raised eyebrows among residents, staying informed is the best way to ensure your property is valued fairly. Here is the breakdown of the upcoming meetings and what this process means for your tax bill.

Upcoming Town Halls & Public Meetings

The Village has scheduled two primary opportunities for residents to get answers directly from the firm handling the inspections:

  1. Village Council Presentation

    • When: Wednesday, March 25th

    • Where: Village Council Meeting

    • What: Appraisal Systems will present a formal overview of the inspection process and the timeline for the Village-wide reassessment.

  2. Community Forum & Q&A

    • When: Tuesday, March 31st

    • Where: Ridgewood Village Hall

    • What: A dedicated session for residents to ask specific questions and learn how the reassessment affects individual property owners.

The “Paperwork Puzzle”: Addressing the Delay

Local conversation has intensified following reports that some official correspondence from the Village or the appraisal firm carried outdated headers (dating back to 2024), despite the meetings taking place in 2026.

Residents have expressed frustration over the perceived delay in communication and the role of the Village Communications Department in rolling out this sensitive information. This community forum on March 31st will be a critical venue for taxpayers to seek clarity on why the notification process lagged and how the Village intends to manage the transition moving forward.

What is a Property Reassessment?

A reassessment is not necessarily a tax increase. Instead, it is a systematic deep-dive into current market values to ensure the tax burden is distributed equitably across the Village.

  • The Goal: To bring assessed values to 100% of the current market value.

  • The Impact: Some taxes may go up, some may stay the same, and others may actually decrease depending on how your home’s value has shifted relative to the rest of the Village.

  1. Another shit show

  2. I’m not letting anyone into my home.

  3. I think if you don’t let them into your home, you don’t get to challenge the assessment.

    1. Yes you do, but it requires a full interior inspection for them to reconsider.
