Fair Lawn NJ, The former ShopRite property on River Road in Fair Lawn has been sold to a developer with big plans for revitalizing the site. TFE Properties, an East Windsor-based developer known for both commercial and residential projects, purchased the 93,000-square-foot property in mid-August. The site, which includes the vacant ShopRite building, a Walgreens, and an adjacent strip mall, is set for a major facelift and new commercial tenants.
ShopRite’s Departure and New Development Plans
The former ShopRite, located at 1717 River Road, closed in June 2023 after relocating to a larger, 72,000-square-foot building on Maple Avenue, just a few miles away. Now, TFE Properties sees the vacated site as an opportunity for transformation.
“Fair Lawn is a great town and community within Bergen County,” said Carey Tajfel, president of TFE Properties. “ShopRite relocated, and we saw this as a good opportunity to reposition the older site.”
While there is no specific tenant lined up yet, Tajfel emphasized the focus on a commercial use for the property. The location could house a grocer, junior grocer, or another retailer that fits the community’s needs. “There might be multiple tenants. We just don’t know yet,” he added.
Revitalizing an Older Strip Mall
In addition to filling the vacant ShopRite space, TFE Properties plans to freshen up the adjacent strip mall, which has become outdated and mostly vacant. Tajfel confirmed that the Walgreens will remain in place, but the surrounding retail area and parking lot will be renovated to give the shopping center a much-needed upgrade.
“That strip center is kind of old-looking and mostly vacant, so we hope to revitalize that,” Tajfel said.
Fair Lawn Welcomes the Change
Fair Lawn Mayor Gail Rottenstrich expressed optimism about the redevelopment project after meeting with TFE Properties. She plans to share the results of a recent survey conducted by Fair Lawn Main Street Inc., which gathered input from residents about the future of the business district around River Road and Fair Lawn Avenue.
“It seems like they want to do something good for the right reasons,” the mayor said. “I’m very excited.”
Future of the River Road Business District
This development comes as the River Road business district undergoes broader changes, including efforts to transform the area even before a strip mall fire in July destroyed several stores on Fair Lawn Avenue. Local officials and business leaders are hopeful that TFE Properties’ project will contribute to the long-term growth and modernization of the district.
While this is TFE Properties’ first project in Bergen County, the company has a track record of successful developments across New Jersey, including The Fields sports complex in East Brunswick and Hammonton Square shopping center.
