“He Can Lie With Such Confidence!” Ridgewood Residents Confront Ridgewood Mayor Over Secret Rezoning Emails and Village-Wide Changes

RIDGEWOOD, NJ – What was billed as a “Special Public Meeting” to address state-mandated “affordable housing obligations” turned into an explosive confrontation last night. As the Village Council moved to introduce a slate of new zoning ordinances, residents took to the podium to call out what they described as a lack of transparency and outright “lies” coming from the dais.

At the center of the storm is Mayor Paul Vagianos, who faced sharp criticism from a packed house of residents who claim the administration is downplaying the true scale of the proposed changes.

The “Kensington” Smoke Screen?

While much of the public discussion has focused on the Kensington Senior Development (Ordinance #4071) on North Maple Avenue, residents were quick to point out that the meeting was actually a gateway for village-wide rezoning.

“Why are multiple zoning ordinances being approved when only the Kensington neighborhood is present?” one resident challenged. The concern shared by many is that the rest of Ridgewood is under the impression that this is a “one-block issue,” when in reality, the changes—including Townhouse Overlays on Goffle Road (#4072) and Commercial-Residential rezoning on Chestnut Street (#4073)—will reshape the entire village.

OPRA Evidence: Summer Promises Exposed

Perhaps the most damaging moment of the night came when a resident revealed information obtained through an Open Public Records Act (OPRA) request.

The resident alleged that emails show the Mayor had promised Kensington developers as early as last summer that he would “push this through”—months before the public “deliberations” took place. “He can lie with such confidence!” the user noted, echoing the sentiment of many in the room who felt the “public process” was merely a formality for a deal already struck behind closed doors.

The Fight for Property Values

The potential impact on the character and economy of the village was a recurring theme. Resident Ian Linker captured the fear of many homeowners with a stark warning on Facebook:

“Government mandated ‘affordable housing’ will hurt property values and ultimately destroy our village.”

Critics argue that the density increases—raising limits from 18 to as many as 24 dwelling units per acre in some zones—will strain local infrastructure, schools, and the very charm that makes Ridgewood a premier NJ destination.

  11. Is it possible to post the email exchange about pushing it through? If the email exchange is as described wouldn’t the Kensington lawsuit be based on a non binding political promise?

  13. What we’re seeing now is the outcome of years of inadequate planning and a lack of leadership. Instead of standing up for the town and pushing back when they had the chance, the council chose the path of least resistance and residents are paying the price.

  14. This is a result of legislation at the state level supported by municipalities that are too weak to fight.
