Ridgewood Zoning Alert: Is Your Backyard Privacy About to Vanish?

the staff of the Ridgewood blog

Ridgewood NJ, The future of Ridgewood is reaching a turning point. On Wednesday, February 11, the Village Council will discuss five critical zoning ordinances (4071–4075) that threaten to bypass our community-approved Master Plan.

If you value the privacy of your backyard, the safety of your streets, and the integrity of our neighborhoods, your presence at Village Hall is no longer optional—it is essential.

The Buffer Crisis: Ordinance 4071

One of the most alarming details is tucked directly into Ordinance 4071. It specifically states:

“A planted buffer shall not be required along the rear lot line.”

This lot line sits directly against existing family homes. With fence heights capped at just six feet and no requirement for greenery or trees, the privacy of longtime residents is being effectively erased.

Why This Matters for Every Resident

This isn’t just about one street; it’s about a precedent. These ordinances:

  • Disregard the Master Plan: These changes fly in the face of the long-term vision the community spent years developing.

  • Ignore Safety & Traffic: Despite numerous residents raising alarms about increased congestion and pedestrian safety, these concerns remain unaddressed.

  • Erode Property Protections: When neighborhood protections are stripped away, every homeowner loses a layer of security regarding their property value and quality of life.

Event Details: Show Up & Speak Up

We need a sea of concerned neighbors to show the Council that our Village is not for sale and our Master Plan is not a suggestion.

  • When: Wednesday, February 11 · 6:30 PM

  • Where: Ridgewood Village Hall, 131 N. Maple Ave

  • The Goal: Save Our Village.

  2. Like it matters if people attend. This council made their decision months ago. Public comments are just that, comments. They don’t care about your feelings unless it lines their pockets.

  3. Found a gullible population and walked away with the safe

  4. Please attend the Feb 11th meeting and voice your objections to the proposed zoning changes! The massive structures that will be allowed under new zoning will irrevocably damage this village.

  5. Ridgewood voted for the current Governor by over 63%. The current Governor, and her party, support the decision of the NJ Supreme Court (i.e., Mr. Laurel) that negative impacts on towns have no legal standing.

Ridgewood got what it voted for.

  7. I wouldn’t waste the time to watch this disaster online.

  8. Village leaders opted not to fight Trenton. Said the coalition did not stand a chance but were ready to reap the rewards when they heard there was a chance with federal appeals. Disingenuously made it seem like they were fighting when they said they were waiting on the courts decision before voting.

  9. If you voted for Mikie it would be hypocritical to speak up against this. She has made further expansion of affordable housing one of her immediate top priorities.

  10. All I know is they should be opening up the train station throughout the day. Because so many of us have no place to go to the bathroom.

  11. We have been screwed by all Democrats for years! Wake up NJ it is a time for change. We need common sense in our government. We need to support the police and ICE! Elect new fresh blood inn-all levels of government. Most incumbents should be retired. Do your research on candidates. It is not that hard to do.

  12. Kensington is not needed to fulfill ridgewoods affordable housing mandate This is all part of the Mayor’s dirty scheme to line his pocket in some way. Everyone k ows this. Trust me, somehow he benefits in everything he does. Whether it is a sports field to satisfy sports votes or a giant monster of a building in the town center, he wins something. His good pal, attorney Rogers is also a slimebucket and the rest of the council has nern bought and paid for.
