PARAMUS, NJ – A prime four-acre piece of real estate in Paramus is set for a massive transformation. The long-standing property at the corner of West Ridgewood Avenue and Paramus Road, formerly a popular local garden center and a site of historic significance, has been sold to a developer proposing a significant residential project.
Liger Crossing, LLC finalized the purchase of the property located at 143 W. Ridgewood Avenue, with the deal announced by the commercial real estate firm NAI James E. Hanson.
From CVS Proposal to 40 Townhomes
This marks a definitive shift for the highly visible corner lot. Earlier plans, proposed in February 2021 by a different developer (A2 Enterprises, LLC), had sought to construct a CVS drugstore and a bank with a drive-thru, but those plans never materialized.
Now, the new developer is planning a residential revitalization that seeks to blend modern living with historical preservation:
- Residential Development: A proposed development featuring 40 new townhome units.
- Historic Preservation: The plan includes improving and repurposing the historic residence on the site into a small office building. The property was previously home to a Revolutionary Wartime Gristmill.
Why Developers Are Targeting Paramus
The sale highlights the intense demand for adaptable, well-positioned land in Northern New Jersey.
Michael G. Walters, SIOR, Executive Managing Director of Corporate Services at NAI James E. Hanson, emphasized the rarity of the opportunity: “Opportunities of this size and visibility are extremely limited in Paramus, and the site’s zoning flexibility and adjacency to major healthcare and residential anchors make it ideal for future development.”
The location’s appeal is further enhanced by its surroundings:
- Scenic Location: The property sits along the eastern bank of the Saddle River.
- Recreational Access: It is directly across from the scenic Ridgewood Duck Pond and offers convenient access to the six-mile Saddle River County Park trail system, making it highly desirable for new homeowners.
This development is set to change the residential landscape of Paramus, providing modern housing options while giving a nod to the area’s deep historical roots.

That particular corner doesn’t scream luxury to me.
That entire corner needs redevelopment. Next up, that decrepit closed gas station. It can only be an improvement.
Maybe Peewee can hire a jitney that takes these buyers into the CBD every day so they can, you know, shop and find something to eat….
If this attracts an older age group, it will not benefit the barber shops.
Perhaps it will be attractive to the geese in the county park.

It’s Paramus. It’s the future. Look at the new residences at the old Victoria’s Garden Center on Paramus Road, the Garden State Plaza property, Bergen Mall, and so many more. And Costco. This IS the future. Remember, not very long ago, MOST of what we currently see was not even built yet. If you were to time-travel to the future, the area would be almost unrecognizable. There is no longer a racetrack on Racetrack Road. Just sayin.

I remember the traffic light at Racetrack Road and the one at Linwood Ave and Rte 17 before the overpass was built in the mid 1960s. The town of Paramus has changed sometimes for the better, but not when it comes to continuing overdevelopment. Paramus
and surrounding towns are being developed with mega sized buildings which are just ruining the quality of life. Developers
and politicians don’t care. Just jam construction into every square inch of land.

The former Victoria’s site has a sign on the fence announcing more luxury townhomes, yet municipalities complain about meeting their low-income housing quotas. How about saying No to luxury and Yes to affordable.

Yeah, but then the developers can’t make enough money(sarcasm). And let them live next to these huge developments and get stuck in the crazy traffic.
I would rather see a CVS instead,at least that’s something we could use.
Paramus doesn’t care what you want. They can do whatever they feel like doing.
