TEANECK, NJ — The transformation of Teaneck’s Alfred Avenue corridor is ramping up as Malas Development begins demolition and site prep for the second phase of The Marq, a luxury rental community that will bring 248 new apartment units to the Bergen County township.

🚧 Demolition & Construction Underway

Following the acquisition of 359 Alfred Avenue, Malas Development has cleared the way for Phase Two of The Marq. The site, formerly occupied by Ledoux & Co., is now undergoing demolition, with vertical construction expected to begin in mid-July.

🏢 About The Marq Phase Two

Designed by CPA Architecture, this six-story addition will feature a wide range of studio to three-bedroom luxury apartments, with modern layouts and upscale finishes.

Planned amenities include:

  • Rooftop terrace with skyline views

  • Resort-style landscaped courtyard with pool

  • Sauna and massage rooms

  • Sports simulator

  • Co-working and business areas

This next phase complements the first, which has become one of Teaneck’s most sought-after rental addresses.

📈 Success of Phase One Drives Expansion

The first phase of The Marq, completed earlier this year, added 256 apartments, of which 80% have already been leased, according to Malas Development. Rents in Phase One began at $2,495/month.

Amenities in Phase One include:

  • Pool with fire pits

  • Resident lounges and co-working spaces

  • Private conference rooms

  • Pet spa

  • Concierge and fitness center

“The first building at The Marq has exceeded expectations,” said Mark Malas, Managing Member of Malas Development. “With demand remaining strong, we’re moving forward with the next phase to complete the vision for a cohesive, upscale residential destination in this well-connected pocket of Teaneck.”

🏗️ Vision for a Modern Residential Hub

The second phase marks the next step in Malas Development’s plan to revitalize over 2.5 acres of underutilized industrial property. The entire development will offer more than 500 apartments when completed.

Full project completion is expected by Q4 2026, continuing Teaneck’s evolution into a residential destination blending modern living with suburban convenience.
