The material was found in an area formerly known as the Shotmeyer property—a 0.358-acre parcel purchased by the Village in 2013 to form the contiguous site.

Local officials and environmental experts immediately stepped in to ensure full public safety and compliance with state environmental guidelines.

Low Health Risk: Non-Friable Asbestos

Environmental experts emphasize that the discovered material is non-friable, meaning it does not easily crumble or release airborne dust under normal conditions. Because the asbestos is safely sealed within the floor tiles, the potential for airborne fiber release remains extremely low.

Immediate Oversight & Action Plan

A representative from the New Jersey Department of Environmental Protection (NJDEP) was present on-site when the materials were identified. The Village’s Licensed Site Remediation Professional (LSRP) from Matrix New World Engineering acted swiftly to outline a mandatory abatement strategy.

Comprehensive Safety Precautions and Containment Measures

To ensure complete safety during the cleanup, the Village and its contractors are implementing strict containment procedures:

• Licensed Removal Experts: The abatement will be conducted by NorthStar and Safe Side Environmental Restoration, certified asbestos abatement specialists.

• Worker Protection: Crews will wear full personal protective equipment (PPE) meeting all New Jersey Department of Labor safety specifications.

• Wet Removal Technique: Floor tiles will be thoroughly sprayed with water during removal to suppress dust before being placed into lined containment vessels for transport to an approved disposal facility.

• Continuous Air Monitoring: Matrix New World Engineering will perform real-time perimeter air monitoring around the workspace. Impact on air quality outside the work zone is expected to be minimal.

• Soil Testing: Following removal, post-remediation soil samples will be evaluated by an accredited laboratory to verify that no residual asbestos remains in the soil.

• Project Oversight: A certified asbestos project monitor from Matrix will remain on-site throughout the process to guarantee compliance with all state and federal regulations.
