Mahwah NJ, a year after the iconic Sheraton Crossroads Hotel in Mahwah closed its doors, the fate of the towering 22-story building and its surrounding 140-acre property remains undecided.

No Timeline for Demolition or Redevelopment

Mahwah Business Administrator Ben Kezmarsky stated there is currently “no update/timeline as of yet” regarding plans for demolishing the 36-year-old structure or what will replace it. Located at the strategic intersection of Routes 17, 87, and 287, the property holds significant potential for redevelopment, but no formal announcements have been made.

Efforts to contact Andrew Spero of the Wilf Law Firm, representing Crossroads Hotel Developers LLC, were unsuccessful.

2024 Actions on the Property

Though progress has been limited, two key decisions were made concerning the site in 2024:

  1. Planning Board Review:
In June, the township Planning Board reviewed additional development options for the property and determined they were “not inconsistent” with Mahwah’s master plan. Proposed developments included:

    • A five-story fulfillment center.
    • A three-story parking garage.
    • A two-story height limit for other buildings.
  2. Township Council Amendments:
In August, the Township Council approved amendments that could significantly increase the property’s total building square footage from 1.7 million square feet to 4 million square feet, potentially paving the way for large-scale commercial or industrial use.

What’s Next for the Sheraton Crossroads Property?

As one of the tallest and most recognizable buildings in Bergen County, the future of the Sheraton Crossroads site is a topic of interest for residents and businesses alike. With its prime location and zoning adjustments, the property could attract various development opportunities, including logistics centers, office spaces, or mixed-use facilities.
