Teaneck Redevelopment Plans Spark Controversy Amid Council Shakeup

Teaneck NJ, Teaneck’s redevelopment plans for 100 and 140 State Street—which include a six-story self-storage facility and a seven-story, 67-unit apartment complex with 11 affordable units—are facing backlash from both residents and local officials. The controversy intensified after Mayor Mark Schwartz removed Councilwoman Hillary Goldberg from her role on the township Planning Board, citing her opposition to the projects.

Council Shakeup Following Development Votes

🔹 Mayor Schwartz announced via email on March 17 that he was rescinding Goldberg’s appointment to the Planning Board and replacing her with Darryl Greene, a longtime alternate member.

🔹 The decision followed a March 11 Township Council meeting, where Goldberg and Councilman Michael Pagan voted against two redevelopment ordinances authorizing the projects.

🔹 Schwartz criticized Goldberg’s vote, stating, “Frankly, the public has no idea why you voted no.” He added that her stance was “not in line with mine and the rest of the council.”

🔹 Goldberg responded, saying she was dismissed as “punishment for her council vote,” particularly after the council overruled the Planning Board’s concerns on stormwater management.

Resident Concerns & Ongoing Debate

💬 Teaneck residents voiced opposition to the self-storage and apartment projects, questioning the township’s handling of stormwater management and other development impacts.

💬 Mayor Schwartz defended the projects, arguing that Teaneck needs more housing and revenue:

“Some of the speakers tonight fought against housing development. Every single step requested was taken, and the time is now to move forward—more housing, smart revenue.”

💬 Councilman Michael Pagan criticized Goldberg’s removal, saying:
“Schwartz’s dismissal of Goldberg illustrates his unwillingness to embrace diversity of thought or promote transparent governance.”

🏗️ The approval process is ongoing, with additional site plan reviews required before construction begins.

🏗️ Despite opposition, the ordinances passed 5-2, with Schwartz, Deputy Mayors Karen Orgen and Denise Belcher, and Council Members Danielle Gee and Elie Katz voting in favor.

🏗️ The redevelopment plans are part of Teaneck’s broader push to revitalize vacant lots, but disagreements over governance and development priorities continue to fuel debate.
