Construction Spending Surges in New Jersey

If you have traveled around the state lately, chances are you have come across construction of some kind.

According to the State Department of Labor and Workforce Development, there has been a spike of 10,000 construction jobs in 2014 and an increase of 7,900 during January and February of this year.

One housing and economics expert said there are five main factors driving the construction increase.

“The first is higher education which is the result of the bond issue and universities and colleges are leveraging those funds in public/private partnerships,” said James Hughes, dean of the Edward J. Bloustein School of Planning and Public Policy at Rutgers University.

The second is demographically driven.

“The real growth in the population is millennials and aging baby boomers who are resizing in the housing market. So, we have almost record high numbers of multifamily construction. The multifamily rental housing sector is now about 60 percent where historically, it’s been about 30 percent,” Hughes said.

New Jersey is also the third largest warehouse distribution center in the country, a sector that has been growing very rapidly as a result of e-commerce.

“Instead of building conventional warehouses, what are now being erected are very large fulfillment centers, like the one for Amazon in Robbinsville. With people shopping on the Internet, a lot of space is needed to store items before they are shipped,” Hughes said.

Data centers are a significant factor to the increase in construction as well, namely because of New Jersey’s geography.

“In many cases, the big New York brokerage houses need vast data centers to store their information and they want them on a different power grid than the main headquarters, but they can’t be too far away from the major trading centers because those milliseconds are very important in high-speed trading. New Jersey is in a good location for that,” Hughes said.

NEW YORK (MainStreet) — Imagine owning a cozy second home at the foot of the Rocky Mountains in scenic Estes Park, Colo. Elk saunter through your backyard and you enjoy fishing and snowshoeing in the crisp fall air. Exhausted and rejuvenated, you eventually pack up and head home, locking up your vacation villa for the winter.

But Estes Park autumns can be a bit on the brisk side. Some friends of Richard Jensen, a resident of nearby Fort Collins, found that out the hard way.

“Not realizing the drastic change in temperatures in the winter months, they forgot to leave the heat on when they left the house after using it September,” Jensen says. “Estes Park experienced freezing temperatures in October, and when family members went to check on the house they discovered a pipe had burst and the house was flooded with water. This resulted in an insurance claim that has exceeded $20,000 in repairs.”

Jensen, a real estate broker and vacation home owner himself, knows the reality of remote homeownership.

“It’s a good idea to be on good terms with your neighbors and ask them to keep an eye on the property for you,” he says. “Otherwise, hire a property management company that will check on your home while you’re not using it.”

North Jersey home prices rise, still less than national average

Home prices in the region ticked up 2.1 percent in the New York metropolitan area, including North Jersey, in the 12 months ended in January, the S&P/Case-Shiller home price index reported Tuesday. That was less than half the national increase of 4.5 percent.

The numbers point to a housing market that is still slowly recovering from the worst downturn since World War II. Home values are no higher than they were in 2004, both nationally and in the region. Single-family prices in the area are almost 19 percent below their peaks in mid-2006, while national values are about 17 percent below their peaks.

“Despite price gains, the housing market faces some difficulties,” said David Blitzer, chairman of the index committee at S&P Dow Jones Indices. “Home prices [nationwide] are rising roughly twice as fast as wages, putting pressure on potential homebuyers and heightening the risk that any uptick in interest rates could be a major setback. Moreover, the new home sector is weak; residential construction is still below its pre-crisis peak.”

In Bergen County, the median price of a single-family home dropped 8.6 percent in January from a year earlier, to $425,000. In Passaic County, the median dropped 1.8 percent, to $275,000. Those numbers are from the New Jersey Realtors and reflect the mix of properties sold in the month; Case-Shiller does not track prices on a county-by-county basis.

Ridgewood NJ, In response to a taxpayer’s direct question, Village Manager Roberta Sonenfeld responded on Wednesday evening that Village Council members have no plans at this time to hear any further proposals from developers in connection with the North Walnut Street Redevelopment Plan.

Only two (2) proposals have been publicly presented. One from the Kensington Senior Development, LLC for an assisted living facility/parking garage/retail complex, and the other from Langan Development Corporation, for a large parking garage/luxury apartment/retail complex.

According the Sonenfeld, both proposals are now undergoing an extensive review of “the finances.”

GLEN ROCK — After more than 75 years on Fair Lawn’s border, Herold’s Farm and Garden Center on Prospect Street will soon have new ownership.

Bottle King agreed to acquire the 2.8-acre property in Glen Rock “a few weeks ago,” the liquor store chain’s president Ken Friedman confirmed Wednesday.

Friedman said as soon as the deal is finalized, the land will be “developed as a retail space,” and that Bottle King’s current location just across the street will be shuttered.

Ground could be broken at the site within months, Friedman said, adding that it will be “about a year” before the new store opens.

Friedman said Bottle King does good business in Glen Rock, which partly inspired interest in purchasing the land.

U.S. Homeownership Rate Hits 20-Year Low

(CNSNews.com) – The homeownership rate in the United States dropped to a 20-year low of 64.5 percent in 2014, according tonew data released by the Census Bureau.

The homeownership rate is the percentage of households that own the home in which they live. “It is computed,” says the Census Bureau, “by dividing the number of households that are owners by the total number of occupied households.”

The last time the annual homeownership rate was lower than 64.5 percent was in 1994, when it was 64.0%, according to Table 15 in the Census Bureau’s “Housing Vacancies and Homeownership” data.

IN THIS week’s print edition, we explore how mortgage subsidies have encouraged banks to lend more to homeowners and less to firms, with pernicious economic consequences. The Economist has long been a critic of such handouts. Back in 2000, we pointed out that implicit state guarantees for Fannie Mae and Freddie Mac, mortgage insurance giants, may do serious damage to the American economy if they take on too much risk. The federal takeover of the two firms in September 2008 as a result of the subprime mortgage crisis suggests we were right to be worried.

FANNIE and Freddie sound like a sweet couple living down the street. But in America they are more likely to own the mortgage on your and your neighbours’ house. For Fannie Mae and Freddie Mac are two of America’s biggest financial institutions—and also two of its most indebted, with around $1 trillion of debt between them. Fannie Mae is the Federal National Mortgage Association, Freddie Mac the Federal Home Loan Mortgage Corporation. They dominate America’s mortgage market, a pre-eminence that is becoming controversial because these “federal agencies” are assumed (despite official denials) to be guaranteed by the government (see article).

Fannie and Freddie stand accused of using their “government guarantees” to steal business from unambiguously private lenders. One think-tank, the American Enterprise Institute, says they are on course to “nationalise” the mortgage market. Some congressmen now wish to change the law to tame these monsters before they stick the taxpayer with a bill reminiscent of the savings-and-loan bust in the 1980s.

The original idea behind Fannie and Freddie was innocuous enough. It was to provide liquidity to mortgage lenders, and so help people to buy homes, at a time when private markets could not stump up enough money. But today the financial markets are more than able to deliver. What the federal mortgage agencies do now is to distort the private market. This is a perfect example of what people mean when they talk of moral hazard caused by government intervention.

Buying a home in North Jersey is expensive, and we’re not just talking about the purchase price.

Closing costs top $10,000 in Bergen County – the highest in the state – and $8,000 in Passaic County, according to a new survey by a personal finance website, SmartAsset.com. This is the first year SmartAsset has studied closing costs.

Those costs include “every possible fee you could be charged,” SmartAsset.com said, including inspection fees, title insurance premiums, appraisal costs and attorney’s fees, the website said. It also includes prepaid property taxes and prepaid home insurance premiums.

Annekee Brahver-Keely, an agent with Russo Real Estate in Teaneck, said that closing costs can vary depending on such factors as how high a town’s property taxes are and how much the lawyer charges.

“There are a lot of variables,” she said.

AJ Smith, managing editor for SmartAsset.com, agreed that while some closing costs are fixed, home buyers can shop around to reduce their costs – for example, comparison-shopping for a lawyer, homeowners insurance and other costs.

Bergen and Passaic county closing costs come in at about 2.2 percent of the median home price in each county – about the same percentage as statewide and nationally, Smith said.
