It’s hard out there for a millennial navigating the housing market.
If you’re an American man or woman under the age of 35, there’s a historically large chance that you’re living with your parents. And if not, you’re very likely to be renting, and paying too much for the privilege. Only 34.8 percent of young adult households actually own their home, the smallest fraction since at least 1994, and among those who are forking over cash to a landlord, nearly half are considered “rent burdened”—meaning housing eats up around a third or more of their income.
And what about those who’d at least like to buy? Well, there’s a pretty good probability they’re getting boxed out of the market. On top of the challenges posed by tough post-crash mortgage standards, Bloomberg reports Thursday that prices for typical starter homes have been on a tear due to a lack of supply, and are now actually above their past bubbly heights:
Prices for the least expensive previously owned homes—properties at 75 percent or less of the median—were up 10.7 percent in August from a year earlier and now represent the only one of four price tiers to surpass the peak reached during the housing bubble, according to a housing index from CoreLogic Inc. The August pace was 5.9 percent above its pre-recession high in October 2006.
Why are cheap houses getting so expensive? Because nobody’s building them, for starters. In the years immediately following the recession, there was a sense among many urban planners and others in the real estate industry that developers would have to shelve their McMansion blueprints and start marketing smaller, more affordable new homes—possibly in slightly urban or at least walkable settings—in order to adjust to millennial tastes and finances. But that hasn’t really happened, even as more young adults have hit home-buying age. Instead, builders, convinced that all the market really craves is size, seem to have gone back to erecting large houses in far-out subdivisions. The median new home hit a record square footage in the first quarter of 2015, and shrank only slightly in the spring.

Its way cheaper and comfortable for a senior to stay in your moderate sized house with no mortgage vs. apartment or condo, just expenses of property taxes, (get the NJ senior freeze) usual monthly electric, gas, cable, insurance etc. bills, with expected seasonal maintenance lawn, snow removal. There could a major replacement costs if one needs a new roof after 20+ yrs,.or if property taxes get ridiculous.. As a senior, my preference is the privacy of my own home, would never like apartment living or even consider it. If things get to expensive, move south Jersey to retirement villages with new house.
When you get to the stage where one can’t manage on their own, age related or physical, either home care is preferable, or next step assisted livings runs average $5,000 month and up, they are a gimick, my mom was in one before needing a nursing home $12 -15,000 month. A 92 yr.old neighbor went to Cupola assisted living just last year, was $5,000 month. Hope I’m gone before my money gets pissed away to one of those places.

Home prices continue to edge up in the New York metropolitan area, rising 2.8 percent in June compared with a year earlier, the S&P/Case-Shiller index said Tuesday.
Nationally, prices were more buoyant, rising 4.5 percent over the year.
Despite the recent gains, home values in the region, which includes North Jersey, are still no higher than they were 11 years ago, in September 2004. They are still almost 17 percent below their mid-2006 peaks in the region. Nationally, home prices have returned to the levels of winter 2005 nationwide, and remain 12 percent to 14 percent below their peaks.
“Nationally, home prices continue to rise at a 4-5 percent annual rate, two to three times the rate of inflation,” said David M. Blitzer, chairman of the index committee at S&P Dow Jones Indices. He said that the Federal Reserve’s signals that it will raise interest rates this year could lead to higher mortgage rates, which will make buying a home more difficult.
“A quarter-point increase in the Fed funds rate won’t derail housing,” Blitzer said. “However, if the Fed were to quickly follow that initial move with one or two more rate increases, housing and home prices might suffer.”
