Paramus NJ, The future of suburban living has officially arrived in Paramus. Construction is now underway at Westfield Garden State Plaza for a massive 13-acre mixed-use development that aims to transform the iconic shopping destination into a sustainable, walkable “live-work-play” community.

Co-developed by Unibail-Rodamco-Westfield and Mill Creek Residential, this ambitious project broke ground on April 29, 2026. It marks a significant shift for Bergen County, moving away from traditional mall culture toward a vibrant, multi-generational town center.

What’s Coming to the Plaza?

The first phase of this landmark project is slated to open its doors to residents in 2028. Here is a breakdown of what you can expect:

  • Luxury Living: Two five-story buildings featuring 575 high-end apartment homes.

  • Retail & Dining: 50,000 square feet of street-level space dedicated to new shops, art galleries, and restaurants with outdoor seating.

  • The “Town Green”: A one-acre town square park designed for seasonal events, community concerts, and festivals.

  • Connectivity: A new pedestrian walkway will seamlessly link the residential district to the west side of the mall.

A Greener, More Walkable Future

Sustainability is at the heart of the new development. Officials have emphasized that the project is designed to minimize its carbon footprint through:

  • Renewable Energy: Integration of natural materials and eco-friendly building practices.

  • Public Transit: Increased access to existing transportation networks, with significant upgrades planned for future phases.

  • EV Ready: Installation of multiple electric vehicle charging stations throughout the first phase.

Why It Matters for Paramus

As Sue Newsom, Vice President of Center Management at Westfield Garden State Plaza, noted, this isn’t just about housing—it’s about community.

“For the greater Paramus area, the development will provide a green space that we plan to activate with exciting family-friendly activities. The proximity to the mall will also offer the potential for increased foot traffic for our retailers.”

Whether you are a young professional looking for a walkable lifestyle or an empty nester seeking a lively social atmosphere, the new Garden State Plaza community is set to become the premier destination in Northern New Jersey.

  1. Of the housing being built, what percentage of those will be available for families to purchase?
    0%
The people of this state have been immersed into a slow boiling pot that is fast becoming a rental culture stew. Young families, once competing with each other for starter homes, are now being forced to compete with developers, from individual builders paying nearly $1 million for decent homes they immediately bulldoze to build $3 million behemoths, and massive corporate entities like that of the Westfield project spending hundreds of millions to erect “luxury apartments”, more akin to large hotel suites with hotel amenities and rents so high, it will be impossible for most of these renters to ever save enough to extricate themselves from forever-renting. Politicians are in on the fix. Some of your children, many of their children, and nearly all of their children will be dragged into this culture until it’s too late for individual home ownership to be something to aspire to.
This has all been spawned by state-legislated “affordable housing” mandates, shoved down your throats by the usual suspects; Democrats. It may be too late for this warning to choose your elected officials wisely.

  2. What a horror show.
Is there a plan to fix the 17/4 interchange, again? Congestion is beyond horrible now. This will add to it.
It’s a republican government doing this to us.
Mayor: Chris DiPiazza (Republican).Borough Council: The council has a Republican majority. Following the November 2025 election, Republican incumbents Jeanne Weber and Michael Wilkins secured seats.
Where is NIMBY when we need it!

    1. wrong again it Bregen County and the NJDOT, with a little help from Paramus, Hackensack , Maywood and lodi

      1. I was imprecise. I was commenting on the “luxury residential village” aspect. Why do we want this expansion? IMO we have more people in Paramus and Bergen than is good for any of us.
Huge, first phase opens in 2028. Construction until then and then phase 2. The traffic is ancilliary.
The Paramus Rinos are blessing this with all the approvals. Ever heard of home rule?
Does Phil Murphy get a comped pied a terre at Westfield Town Center?

  3. We don’t talk to the moles anymore, I Amazon everything, I don’t need the bullshit the traffic parking walking a quarter mile away in the rain, hot and humid. Who needs the bullshit it’s amazing how many people just sit around all day long take naps destroy destroy the bathrooms, and half of those people smell.
