Mahwah NJ, Mahwah Council members voted 4-3 on Monday nights contentious meeting to approve an ordinance establishing an affordable multi-housing overlay district at 457 Ridge Road.
The meeting drew a standing-room-only crowd of more than 100 residents, with 17 speakers speaking against the ordinance. The speakers were mostly from nearby Ridge Gardens, in which resident owners contend the proposed rental units would negatively affect their property values.
The property is already zoned for garden apartments. The vote was only to supplement the township’s zoning allowing up to 76 units of affordable housing to be constructed on the 4.7-acre property south of Mark Twain Way. The developer has until September to submit a site plan, if it chooses to build there.
The ordinance calls for a maximum of 76 units, at least 74 affordable, no more than two market rate. The 74 units would include 14 one-bedroom units, 45 two-bedroom units and 15 three-bedroom units. At least 10 of the 74 units would be very-low-income, and of those, three would be three three-bedroom units, two one-bedroom units and five of them two-bedroom units.

The destruction of suburbs continues at unrelenting pace. Residents should unshackle themselves from being afraid of being called names and talk about the quality of life that will be heavily impacted by these monstrous buildings instead of focusing just n property values. Saying my house will lose value means NOTHING to politicians. Saying that your quality of life (traffic, crime, cleanlinees, pollution, noise , environmental damage etc) will be going down the drain makes sense.
A minimum of 75 more students added to the school system. Which will require three more classrooms and three more teachers. What did their expert say? No noticeable increase in enrollment?
The developer is building warehouses at the sheraton hotel site. Building units there would require them to build a bridge. They should keep the units there and build a bridge!
