Mahwah NJ, the township of Mahwah has approved a redevelopment plan that reduces its largest affordable housing site surrounding the Mahwah Sheraton on Route 17. The original plan to build an 800-unit multi-housing project with 120 affordable units has been scrapped in favor of one that calls for two warehouses and 74 affordable units on the site of the hotel, which faces demolition. Without these revised agreements, Mahwah taxpayers would most likely have to pay Veolia for additional water capacity, move towards paid fire department and ambulance services, and increase the number of our police officers in the Mahwah force.


The new plan, which was approved last month, calls for the demolition of the 24-story hotel, built in 1987; in its place, the developer would build two very large warehouses and, if possible, 74 affordable units in the same area. The 46 affordable units scrapped from the original plan to build 120 on the hotel site will be made up with developer contributions to help convert preexisting housing to affordable use.

    1. Actually this required training and lots of taxpayer incentives so it’s not just a big bag of money is talking but the community at large will be contributing and so a careful vetting and analysis is warranted for sure.

  6. It was coming down anyways. No longer a profitable business venture. If you want to control the destiny of a piece of property, purchase it yourself. Money talks.

    1. Nothing is safe anymore. I’m moving down far away. The rate at which every piece of open land and mountain in our area is being invaded is scary. Orange County and Rockland County are turning into dystopias of “affordable condos”

  9. I found an article saying that they are going to have a private fire service and ambulance service with more cops and their using taxpayers money to build the new housing,
    Also, the woods behind the Sheraton has been used as an area for off-road vehicles such as dirt bikes, quads and side by sides for the longest time, people haven’t been illegally riding unregistered motorcycles on public roadways since people started riding behind the Sheraton, to the board members of mahwah twp please don’t destroy this land that so many people use instead of riding illegally on the roads

      1. If the Hasidic people move in there they will do the same thing as they did in Lakehurst. Every single private tax paying residence that they own will be turned into a tax free “House of worship” but still reap the benefits of the Township of Mahwah’s municipal services at the expense of all the tax paying resident’s ! Water, sewer, road maintenance, snow removal, trash pickup, etc will be provided to them at zero cost because they are no longer private residences, they are now house’s of worship and are tax exempt !!!

        When this happens the private tax paying residence will become TAX EXEMPT because it is now a “House of Worship” and they do not have to pay any property taxes !
        But they will still be receiving all of Mahwah’s municipal services water, sewer, road repairs, drainage, snow removal, trash pickup, etc. ! This all at the expense of the TAX PAYING citizens of Mahwah.

  10. Very sad. A beautiful piece of property. The hotel is a little outdated but there is nothing as nice in rockland county. Loved staying there. The views from the upper floors are absolutely stunning!! There is even a heliport there. To allow this hotel to be destroyed is a travesty. Hilton should invest money into fixing it up to be the once magnificent place it was and could still be. A tremendous loss with absolutely no gain.another beautiful piece of property destroyed.

    1. Mahwah was a beautiful place 40 years ago. It has been on a downward slide. Destroying the Sheraton is tragic. More and more bad judgment and corrupt people making the decisions. Not a good place to live and raise a family anymore. Very sad.

  12. Absurd to tear it down. Still great building. Seems it’s a front for something. I’ve stayed here many times over past decade. Staff never seem to know basic things as if they’ve no experience checking in guests. What’s it a front for?

  13. Sad to think this building will be torn down. It the venue for my wife’s prom when I was her date in May of 1991. It has become a very nostalgic place to us over the years, being married for almost 28 years. It was the first place we danced together. We’d return on her prom anniversary date, have lunch and walk the lovely grounds.

  14. The municipality should pass an ordinance saying no more un taxable structures in town to preserve the current tax structure. All municipalities should do this, the residents shouldn’t have to bear the financial burden for those who find loopholes to not pay their share.

Why should the group of people buy up property under the premise of AVOIDING PAYING TAXES , while the people in town foot the bill for this individual groups own personal use ! Talk about a selfish act ! Do these groups ever do anything for others ? All for THEMSELVES it seems! Mahwah needs to do something about this approach with these individual groups and their sale of Teal Estate . Needs to be stopped . These groups have no interest in helping the community , just their own SELFISH needs .
