Members of the public suggesting that the proposed development project, when built, will produce unavoidable, intractable problems with vehicular and pedestrian traffic at the intersection of Broad Street and Franklin Avenue, reflect common sense and need not be deemed “out of order” by Saraceno’s henchmen. The idea that we need a developer’s attorney to tell us what is and is not a fact, and what to think of a given fact in terms of what it portends for our lives as Village residents, and that we can’t legitimately rely on our own minds and common sense, is insulting, preposterous and condescending. This is too reminiscent of the Valley travails before the planning board and we shouldn’t be so willing to put up with it now that we are familiar with the tactic.

Along the cobblestone streets of SoHo, Chanel handbags and Arc’teryx jackets are displayed in shops like museum pieces, harking back to the height of the neighborhood’s trendiness. But rents there are softening, and the number of vacant storefronts is rising.

Today, some of the most sought-after real estate by retailers is not in SoHo, but five miles away in Red Hook, a gritty Brooklyn enclave with a shipbuilding past. E-commerce merchants are vying to lease part of a huge warehouse space, spanning 11 acres, that would allow them to deliver goods the same day they’re ordered online.

The profound reordering of New York’s shopping scene reflects a broad restructuring in the American retail industry.

E-commerce players, led by the industry giant Amazon, have made it so easy and fast for people to shop online that traditional retailers, shackled by fading real estate and a culture of selling in stores, are struggling to compete. This shift has been building gradually for years. But economists, retail workers and real estate investors say it appears that it has sped up in recent months.

NJ lawmaker thinks towering wood-frame buildings are too dangerous

Legislation to improve fire protection and safety in multi-family dwellings has been rolled out by Assembly Speaker Vincent Prieto.

It was prompted by a massive blaze at a multi-family luxury apartment complex in Edgewater in 2015 that displaced over 500 residents. The fast-moving blaze spread through sealed spaces in the building that didn’t have sprinklers.

Prieto wants to require fire suppression in those spaces.

“I think it will add minimal cost and that way it will still be able to be built.”

There are three main provisions in his two-bill package of legislation, which is co-sponsored by Assemblywoman Angelica Jimenez, Assemblyman Tim Eustace and Assemblyman Joe Lagana.

Reader says Lots of Parking signs and restrictions all reasons to avoid the Central Business District

Parking is confusing. Lots of signs and restrictions. It feels like the town has decided that parking enforcement will be a revenue center.

The risk of ticket and 2 hour limitations make it even less likely that I will be in town during business hours.

I come in for dinner when it is safe.

Ideas to improve parking in Ridgewood

1.  People are lazy and don\’t want to walk
2.  Make it costly for those who are lazy
3.  Start meters at 8am which means employees will have to move their cars more often
4.  Lower meter time on Ridgewood ave to 2 hours.  Plenty of time to run in and out of any store
5.  Change meters on north side of all side streets in core area to 2 hours to have shopper parking available
6.  Keep meters on south side of all side streets to 3 hours
7.  Hire additional staff for parking enforcement
8.  Assign one cop to daily meter duty
9.  Reduce size of each park mobile zone to avoid repeat parking enforcement
10.  Increase fines for repeat parking: 1-3 tickets  $25.00     4-6  $50.00  7-10  $100.00  11-15  $200.00  16+ $400.00
11.  Use technology – equip one police car with license plate readers to enforce repeat parking – this way meter people would only deal with overtime parking
12.  Make those employees who repeat park pay.

Why would a private developer build 100% low and moderate income income housing if their cost to build exceeds their projected revenue from the project.? The NJ State Supreme court has ruled on the issue of affordable housing and EVERY municipality must comply, so the choice for the Village is to either build it themselves in which case the existing taxpayers end up footing the entire bill or they can offer an incentive to private developers via a reasonable “set-aside” for an affordable housing component in their proposed development. So the choice is simple, the residents can either pay for the whole thing themselves or they can partially subsidize someone who will. DUH !!

The Corner of Franklin AND Maple Ave is quite narrow and burdened today especally due oncoming traffic who’s lagging
Left turn from light aside the side street real estate office where coming up into the Franklin intersection heading up towards Stop Shop direction
It’s chaos today.Big trucks have to make wide right turns there into waiting cars qued up for the light.

How to busses get back onto Ridgewood Ave towards route 17. Only way is to make another difficult left into straight traffic after queuing up in front on Bank america ..doesn’t work folks..these are country roads built for low volume low length vehicles

Innovate Or Perish: Businesses That Stand Still Stand To Lose

Ridgewood NJ, It’s often said that all it takes to change a person’s life – or the life of a business – is one big idea.

While it’s true that many individuals and businesses have gone a long way on the strength of a lone idea, plenty of others prospered even further because they are constantly innovating – coming up with one good idea after another.

“Businesses usually start out with an innovative idea,” says Mayur Ramgir (www.mayurramgir.com), president and CEO of Zonopact, Inc. “But they soon lose that innovative edge as they just try to survive with their day-to-day operations.”

Ramgir has seen the problem often while working with the clients of Zonopact, which provides companies with software products that help them streamline their processes, carving out more time for innovation.

“It’s easy to lose sight of your vision, and the kind of innovative  thinking that got you to where you are, when you become bogged down in solving each day’s problems,” he says.

So why it is important that companies keep innovating?

• Other companies can claim your market share.  Apple has become a perfect example of what a gap in innovation can leave. There hasn’t been much game-changing innovation from Apple since it released the iPad in 2010, thus giving its competition time to make up the ground that separated them from the tech juggernaut. Whether it was the death of Steve Jobs or another factor, there is no doubt that the technology gap has narrowed.

• Failure to meet consumer demands could put a company out of business.  It was the late 1980s; hair was big, neon was cool and there was a Blockbuster Video Store on every corner. Fast forward to 2017, where the hairstyles have flattened out and Blockbuster is nowhere to be found. At least neon has made a nice comeback! Blockbuster failed to meet the changing demands of consumers who were going to their local grocery store or pharmacy to rent a movie out of what looked like a vending machine. As a result, the one-time $5 billion company was liquidated and now lives with the VHS tapes that used to fill its shelves.

• Lack of product-storage innovation hurts supply volume. It seems as though we hear the same story every year around Christmas; there is a hot item that every child has to have. The only problem is that there aren’t enough of the toys to go around, leaving plenty of disappointed faces around the tree on Christmas morning. Companies that do not have an innovative supply plan run the risk of falling short on getting products to their customers. This lack of foresight could give those customers an opportunity to walk away and discover other items.

“My advice to businesses out there is don’t stop,” Ramgir says. “Keep innovating and keep moving forward.”

Reader says supporting simple, low-cost, low-impact, high-ROI programs undermines their entire narrative of over-developing Ridgewood

The crowd who loves high-density CBD housing, massive hospital expansions, and giant money losing garages hate adding more parking to the train station and CBD in a simple and low-cost manner. Why? Because supporting simple, low-cost, low-impact, high-ROI programs undermines their entire narrative of over-developing. Is Sears failing from a lack of parking? Is Englewood, NJ struggling with store-front retail due to a lack of parking? We have the parking, the very well done Walker and Maser reports show we don’t use what we have. Why don’t we try maximizing all the space we have already dedicated to parking first, then think about building. The garages all lose money even while requiring huge fee increases and are really subsidies for the local developer and a couple land owners in the CBD.

Halaby et al do not favor any parking solutions except the garage, promised by former Deputy Mayor Albert Pucciarelli and former Mayor Paul Aronsohn  to the developers so that they could legally provide less parking on their own apartment properties. Resolve the parking situation in other ways and the (unwanted, unneeded, solution-less) garage goes away. We can’t have that!!!!!!!
