Zoning Dispute Sparks Legal Battle

the staff of the Ridgewood blog

Ridgewood Nj, Outfront Media, a major outdoor advertising company, has filed a civil lawsuit against the Village of Ridgewood’s Zoning Board of Adjustment after the Board denied the company’s application to erect an illuminated billboard along Route 17 southbound.

Key Players in the Lawsuit

The case is being handled by Gail Price, a former Ridgewood Planning Board Attorney, who previously resigned following the Valley Hospital controversy. Her husband, Richard Brooks, served as Chair of Ridgewood Parks and Recreation. Both are longtime Ridgewood residents.

Potential Conflicts of Interest?

Social media discussions have highlighted a close personal connection between Village Mayor Paul Vagianos, Attorney Gail Price, and her husband Richard Brook. Reports indicate that Mayor Vagianos lent $47,000 to Price, whose firm is representing Outfront Media in the lawsuit against the Zoning Board.

More Lawsuits on the Horizon?

The Village of Ridgewood could soon face additional legal challenges. During a recent budget hearing, it was suggested that:

  • An auto body shop on Broad Street may sue if its project is denied by the Planning Board.
  • A property owner at North Van Dien & Overbrook is allegedly suing the Village over a work stoppage.

What’s Next?

With multiple zoning disputes and potential lawsuits brewing, Ridgewood’s local government could be heading toward a series of high-profile legal battles. The outcome of Outfront Media’s lawsuit could have long-term implications for future development and zoning decisions in the area.

  1. Brilliant.
Wasting taxpayers $ on trying to block a billboard…
    ON RT 17

    1. I think it’s more than that. If they give in to these guys who want to construct the billboard, what future concessions will the town be asked to make? Oh heck, just throw out all the zoning laws and let the developers etc run amuck (sarcasm).

      1. Why not.
The governor ignores the law by sheltering an illegal alien in his garage, so why do you have to follow the law?

        1. Which he now has to admit didnt happen. I case of braggadocio.

    2. Are you really that simple?

I don’t believe it. I think you’re trying to be funny.

    3. And then they’ll creep inot the Village. The outfront media consultant was already eyeing Gilsenan sign on side of building. Is that what you want?

  2. Total conflict of interest. Such hubris.

  3. Will see in time

  4. You vote massively in favor of politicians whose policies support overdevelopment and destruction of the suburbs and yet you want to keep this stuff away from yourself. Doesn’t this seem a little hypocritical? You get what you vote for. Well deserved. Please don’t forget to vote another dem schmuck into the mayor’s office.

  5. Mountain View Auto Body has an active application before the ZBA, a quasi-judicial body that members of the Village Council and Village Manager should not be engaging with. But yet, the Village Manager is saying Mountain View might take legal action if their application is denied, and publicly stating the same during a budget meeting. How unethical and inappropriate. Any action suggesting undue influence could result in challenges to the ZBA’s decision and harm its integrity. The Manager is creating potential legal and ethical complications that could only help the applicant. And, Mayor Vagianos further complicated things by saying “We knew this might happen.” Yet another inappropriate and unethical comment.

    1. Follow the bouncing ball, PauLIE hired Kaz shark so there’s that. Then the mayor who is best pals with Gail Price who runs the law firm for which the suit is being handled has probably arranged this who charade with said mayor who votes in zoning board members, however he might have wanted a clean slate to get re-elected himself and told his pal Gail to just wait a few months and maybe another loan will be forthcoming. Allegedly.

      1. And Kaz shark is now personally involved solely with all decisions involving Healthbarn. What gives?

        1. Because this was the public won’t know what is going behind the scenes between Healthbarn (lease, business activities that extend past the hours posted and ant=ything else they are doing.) why do you think they got awarded a $350,000 pavilion. It is under the guise of a shelter for sports but you know who will be using it. Bathroom to come next for Healthbarn too.
