Twp of Washington’s Zoning Board Questions Traffic Counts of Ill Conceived Town Square Marketplace Project

Twp. of Washington NJ, Twp. of Washington residents  raised concerns about inaccurate traffic counts , at the latest hearing for a strip mall proposed at the very busy Pascack Road and Washington Avenue intersection.

Twp. of Washingtons Fire Department and Emergency Services  located a block away use that intersection to answer emergency calls throughout the township. It is also the main corridor to commute to both Westwood and Hillsdale .

The proposal by the owners of nearby Seasons Catering would add a “town square marketplace” with 10 businesses at the site, claiming it would not produce a “significant increase” in traffic, a consultant for the applicant said at Tuesday night’s Zoning Board meeting- Yes he really said that.

The Zoning Board wasn’t buying the comment either and is seeking a second opinion on the applicant’s traffic findings and authorized the township’s firm, Boswell Engineering, to do its own study, ahead of another hearing planned for February.

If approved, the project will add two retail buildings, similar in style to a strip mall, at the site, as well as 102 parking spaces.

The developer, 660 Pascack Realty LLC, says it plans a mix of retail and restaurants to the property, located across Pasack Road from the Seasons Catering banquet hall and wedding venue. The project, called 4 Season Marketplace, would consolidate lots that currently house five single-family homes, three of which are unoccupied.

  2. With Wegmans and Uncle Giuseppe’s within a 5-minute drive, they are bringing a knife to a gun fight. Ill conceived plan. That intersection has been tough to get through for decades, I can’t see how adding any traffic wouldn’t impact the already interminable wait for the light to change.
