I have absolutely no idea why you people don’t understand what goes on around here…connotating that just because their residents and they sit on the board this gives them the option of refusal is a joke. You really don’t get it do you? You can step up to the mic and blather all you like and petition for redress but we all know at the end of the day the decisions were made long ago and you were not and never will be a part of that process. Your job is pay the patently absurd taxes that we scam you with under the pretext of wonderful schools, over paid municipal workers ( Et Al) and to not complain. It’s how it’s done around here. We’ve been doing it for years. And getting away with it. SO DONT ROCK THE BOAT

Ridgewood Restaurant hit by “Eat and Run ” diners

Ridgewood NJ, the Ridgewood Police report that on May 12, a business located on Chestnut Street reported a theft of services. The restaurant reported two males ordered and consumed about $60 worth of food and then left without making payment. The Ridgewood Detective bureau is investigating the incident.

No doubt online shopping has had a huge negative effect on retailers and the problem is not going away any time soon. The question for towns like Ridgewood is what to do with downtowns that were conceived and build decades ago and are now becoming functionally irrelevant. We certainly do not want or need more restaurants, nail salons or banks. So should we simply turn our backs and let the CBD continue to spiral downward ?  Many residents do not seem to care one way or the other. Of course, these same folks will be the first to squeal when their RE taxes start to rise dramatically to offset the revenue decline stemming from rapidly declining  commercial property values. If you think for a moment the VOR will trim it’s budget to offset declining tax revenue you are either dreaming or smoking something illegal. The question then becomes what to do to help insure the continuance of a healthy revenue stream from the commercial sector. The proposed luxury apartments will certainly help stabilize Village coffers but many residents strongly object to such development. The purpose of this post is to create an open forum on what can or should the Village do to insure the continuance of a sufficient long term revenue stream so that taxes paid by residents does not spiral out of control. Suggestions and comments please..

Last Chance for Ridgewood to Speak Up about Public Safety Threat Posed by New Apartments

Ridgewood NJ, Tuesday, May 16th is residents’ last chance to address the planning board about the massive new 66 unit, multi-retail store complex coming to Franklin and Broad from local developer John Saraceno. This high-density housing project sets off a chain reaction of public safety problems in Ridgewood. The hearing and vote is set for 8pm at village hall on Tuesday night. Between Saraceno’s 60+ families plus new stores on Franklin and the 40+ families moving in yards away at the new Chestnut street high-density development, the Franklin Ave corridor will likely be overwhelmed with hundreds upon hundreds of more cars and pedestrians creating an even bigger threat to public safety on an already dangerous road. The Franklin ave corridor has a long history of accidents and pedestrians struck by cars and busses.
High-density development downtown is allowed thanks to controversial laws championed by Ridgewood resident Saraceno and then-mayor Paul Aronsohn.

In the zoomed in version of developer Saraceno’s “rendering” above we see the already congested and dangerous Franklin & Broad intersection which will be drastically impacted by the new 5 story building and the nearby 4 story Chestnut apartments. The archway on the right is one of two entry/exit for the 150 new parking spots on Franklin. The current lot is private and not open to the public. There will be a great deal of new traffic at one of the most important, dangerous, and crowded intersections in the village.
The new light at this intersection will cost $300k, Saraceno has offered to pay 25% [which is more than the law requires]. The bigger problem is how other, non-upgraded intersections will handle the traffic flow. By law, developers of Ridgewood’s 4 new high-density buildings have only to pay a small fraction of any needed new lights.
The planning board meets Tuesday the 16th at 7:30pm in Village Hall. The public is encouraged to attend.

The fall of retailers means doomsday for malls

American retail culture may well have reached a tipping point.

Major department stores are floundering about like fish in a rapidly draining pond after reporting dreadful earnings last week.

The time-honored multigenerational giants like Macy’s, Sears and JCPenney are all looking at a dramatically different future.

Macy’s stock collapsed 17 percent after Thursday’s first-quarter report. And high-end retail behemoths like Nordstrom are getting clobbered, too. Shares of that politically petulant retailer fell 11 percent Thursday on news of its first-quarter results.

Better take a good look, because this may be last call for the mall.

Reader says I don’t like paying so much for so little

I agree about what one gets for one’s taxes now versus then. Mortgage and taxes were never low but they did not take giant bites out of one’s life and the schools were terrific. They actually stink now. I don’t like paying so much for so little. I believe we have not begun to see what will happen to our property taxes when the apartments are built. During construction the CBD will be unbearable, so there go the businesses and restaurants (and garage). The water dept. has already found that the pipe system can’t handle it and plans to bill residents for the pleasure of expanding it for hundreds of residents who should not be moving here because there isn’t room. All the water to be used by all those buildings and renters and lawns is going to take another bite out of our limited water supply. Will we be allowed ONE day a week to water? And will everybody water throughout all the limited hours permitted? Will water start costing more and more? On a personal note, the prospect of losing all the plantings that I could finally afford to have done and make it look nice is unbearable. If I liked cacti I would live in the Southwest.

It simply won’t work due to parking psychology. The target market for the people who are supposedly in need of extra arking places are the shoppers and diners. These people simply won’t use a parking facility of this kind. First we have the shoppers. The reality is that there really is a declining shopping-in-Ridgewood demand. It’s not a Ridgewood thing but a national thing where people are changing their shopping habits, moving more and more to online, and when they do go brick and mortar, it’s big box places. As for diners, yes, there will always be the dining crowd, however, they will simply go to a different town to eat if they can’t find street, and more importantly, free parking.

This garage will be the equivalent of the Simpson’s monorail.

Reader Sees Nothing but Doom for Hudson Garage

Unfortunately , despite the fact that the new price tag is significantly less than when the Aronsohn cronies were running the show, this parking garage is still destined to become a financial disaster of major proportions. I predict that parking rates throughout the Village will skyrocket and parking times will be extended in an attempt to raise revenues. This will kill the restaurant business for sure, and maybe even some service businesses and retail stores. Unless the garage is filled to the brim, it won’t even break even. The only way to fill it is to force all commuters there. An operational and financial fiasco in the making. Just you wait and see

Reader predicts the Village council has already decided to move forward on a garage

My prediction is that the council has already decided to move forward on a garage that will fit on the Hudson space. The new garage proposed offers 240 spaces in total. I believe we have something like 80-90 spaces there now so we are picking up 150-160 additional spaces. Will that solve the parking problem?? of course not. I think it will end up being used as a commuter parking garage which will free up spaces in other lots. Adding another level adds about 60 extra spaces.

Testimony winds down on two multifamily housing projects in Ridgewood

RIDGEWOOD — Public hearings are winding down on two more applications for multifamily housing projects proposed for the village’s downtown. If approved, the developments could bring great change to the bustling business district.

A 43-unit apartment complex with affordable housing units mixed in has already been approved on Chestnut Street at the site of an old MVC inspection station. Two more — a mixed-use 66-unit project at the former Ken Smith Motors site on Franklin Avenue; and The Dayton, a 93-unit residential building slated for the Brogan Cadillac property on South Broad Street — are nearing their conclusion.

Ridgewood NJ, the Pike Company made a very impressive parking garage presentation to the Ridgewood Village Council . Pike uses a pre-manufactured system , like a modular home ,and they have been doing so for 15 years.Pike looked at Hudson Street ,and came up with a precast approach to the Hudson Garage . The reason for pre-cast is to keep down the cost and also cost controls.

Pike was founded in 1873 and is a billion dollar company ,has no debt and no law suits .Pike views Ridgewood as a good risk and they would front the costs ie… a “no money down ” deal.

Pike used aerial drone footage and then semi imposed the proposed garage on the site . Pike pointed out that there would be fire access on all sides of the garage . Pike said there would be no encroachments on any easements. The company seemed to go to great lengths to fit the garage into the Central Business District ,be respectful to Mount Carmel Church and think through the logistics of building the garage unlike in the past. Planning included everything from lighting ,safety to the brick face.

Pike offered many options including even a management lease option .According to Pike the project would take about 8 months of construction with cost estimates for 240 spaces coming in at $8 million dollars. Pike would provide all financing using lender mandated requirements .
