The portion of U.S. homebuyers making their first residential purchase fell for a third straight year, and is now at the lowest level since 1987.
The share of first-time buyers dropped to 32 percent from 33 percent last year, according to a National Association of Realtors survey that covered transactions in the 12 months through June. That’s below the long-term average of almost 40 percent, the group said in its report, released Thursday.
Rising home prices are holding back many young would-be buyers who can’t easily save for a down payment because of student-loan burdens and soaring apartment rents. The median amount of student debt for all buyers was $25,000, according to the survey. And the prices of the least-expensive previously owned homes — those most likely to be bought by first-time buyers — are rising faster than those of costlier residences.
“It’s just a lack of affordable homes, especially in the starter range,” Lawrence Yun, chief economist at the National Association of Realtors, said in a telephone interview. “At a time when housing wealth is growing, we have fewer people participating in this recovery, and that worsens wealth inequality in the U.S.”
The typical first-time buyer was 31 years old and purchased a 1,620-square-foot (150-square-meter) home costing $170,000, while repeat buyers were more than two decades older and bought a median 2,020-square-foot house costing $246,400.

A busy open house can be a real estate agent’s dream. But for some people who turned out for two open houses at a majestic Victorian home in Midland Park, it wasn’t the prospect of buying the home that piqued their curiosity.
Instead, they were there as ghost hunters.
As Halloween approaches, real estate agents say rumors of ghosts can attract the curious but also scare off prospective buyers and silence owners, who are trying to sell their home or tamp down rumors about their house. But in other cases, an opportunity to rub elbows with a ghost can be a draw (think “The Amityville Horror”).
Over the years, Internet lore had grown about the Midland Park home, with rumors of apparitions, including those of a former owner and a cat. Stories about the home, known as the Crayhay Mansion, abound with tales of the uninvited. It’s unclear how or when the accounts began. What is clear is that neither previous nor current owners want to talk about them, as was the case for several of North Jersey’s alleged “haunted” properties.
The Crayhay Mansion, which sold in August, had been on the market since April 2014. The home, built in 1864, had an urban myth, which the sellers knew about when they moved in, said Patti Crawford of Keller Williams Village Square Realty in Ridgewood, a co-listing agent on the house. Curiosity seekers drawn to the open houses would head for the third floor of the house, where the cat is rumored to appear, but would leave “a little disappointed,” Crawford said.
The sellers had bought the home in 2006 for $955,000 and said they never experienced anything unusual in the house, said Nena Colligan, the home’s other co-listing agent. The house’s price was reduced several times before it was sold in August at $710,000.
It’s hard out there for a millennial navigating the housing market.
If you’re an American man or woman under the age of 35, there’s a historically large chance that you’re living with your parents. And if not, you’re very likely to be renting, and paying too much for the privilege. Only 34.8 percent of young adult households actually own their home, the smallest fraction since at least 1994, and among those who are forking over cash to a landlord, nearly half are considered “rent burdened”—meaning housing eats up around a third or more of their income.
And what about those who’d at least like to buy? Well, there’s a pretty good probability they’re getting boxed out of the market. On top of the challenges posed by tough post-crash mortgage standards, Bloomberg reports Thursday that prices for typical starter homes have been on a tear due to a lack of supply, and are now actually above their past bubbly heights:
Prices for the least expensive previously owned homes—properties at 75 percent or less of the median—were up 10.7 percent in August from a year earlier and now represent the only one of four price tiers to surpass the peak reached during the housing bubble, according to a housing index from CoreLogic Inc. The August pace was 5.9 percent above its pre-recession high in October 2006.
Why are cheap houses getting so expensive? Because nobody’s building them, for starters. The two-year grant supports SONJ’s Play Unified School Partnership, which provides elementary, middle and high schools with training, equipment and technical assistance to implement inclusive sports, education and social experiences. The goal is to help build self-confidence and provide all students with an equal opportunity to participate in athletic, co-curricular and recreational activities.

Parent ‘offended’ by REA president’s recent comments

I take personal exception to Mr. Michael Yannone’s letter to the editor of The Ridgewood News dated Sept. 25. In its own letter, the Board of Education’s president, vice president and two trustees clearly outlined where Mr. Yannone went wrong in his belief that the Board of Education is disrespecting our teachers.
As a parent in this district and as just one of the countless parent volunteers who has worked tirelessly to improve our schools and help our excellent teachers in and out of the classroom, I am very offended by Mr. Yannone’s words and tone. Perhaps he should take the time to go on a field trip or enjoy a parent provided meal with his teachers. Maybe he should visit an elementary school and see behind the scenes as parents and teachers work hand in hand to create amazing moments. Maybe he should attend an HSA and Board of Education meeting to hear the support of parents for their teachers. I can provide countless suggestions.
Ridgewood is a charming New Jersey town whose residents often return to their roots to raise their own children. This village attracts families from the city, such as myself, not just because of its charm or the ease of transportation, but because of the schools.
Our schools are ranked as some of the best in the state and country, yes, because of our excellent teachers but also because of how well run they are by our school board both fiscally and academically. Parents in this community constantly are concerned not only with keeping the bar high academically but in also helping teachers in any way they can to insure our children are provided the best education. Parents work hard to guarantee teachers are given the resources to achieve that goal.
Is Mr. Yannone suggesting updated books, modern technology, refurbished classrooms are not necessary for our teachers? What about our children? I understand Mr. Yannone is the advocate for our teachers, but what is education ultimately about if it is not about the education of our students?
It seems to me that our Board of Education (all volunteers by the way) does an amazing job by balancing the different interests that create our top notch school system. I know their priority is and has always been about educating our children and thereby insuring more people will be returning to Ridgewood or discovering the district’s commitment to educational excellence.
I also know that parents will be there every step of the way with our teachers and administrators to lend a hand.

The council voted 4-1 (Al Pucciarelli the only no vote) to continue the hearings and conduct impact studies on the fiscal impacts, traffic (a comprehensive study that would include all off the proposed buildings as well as the 2 parking garages and the 98 unit assisted living facility), and schools.
The resistance to the over development and urbanization was spearheaded by the Citizens for a Better Ridgewood . The group is non-profit with a mission to make sure development is achieved within the character of Ridgewood.
They are in favor of development that compliments our existing CBD. “Our town has been reacting for far too long. It is time for a shared vision, a comprehensive plan that allows for extensive community input and can move us forward.”
The council has postponed the vote on the ordinances to increase the density from 12 to 35 until those studies have been done. The next meeting will be held Monday, November 9th. Many people left because it just ran too late so If you want your chance to speak Nov 9th, you will be able to.
Reader said , “Partial victory tonight… tabled the vote! However the real solution here is to roll back the “Valley Hospital inspired” master plan changes which allowed these ordinances even be proposed in the first place.”
