“I love all this congestion. There’s going to be so much more traffic from all these new condos being built. More people more cars more shopping more spending yes. And more of the things we never think about or talk about. Just think about 1000 more people living in the CBD. Think about all these people need supplies food services it’s going to be interesting. I wonder how much the town is receiving in taxes at all these locations being built. And what are we providing them in return just interesting just curious just a thought anyone now.”

Unless the mix of the CBD changes and the value offered versus high price improves, spending will decline. $13 for eggs and pancakes, $18 for a burger, $16 for I piece of chicken with rice, $50 for decorative plates, $90 for jeans, $5 for a cup of coffee and $9 for 1 craft beer. Maybe RW residents have too much disposable income. Maybe they can afford all of the new library, education, PAC, village services and garage. But if you want or need tourist traffic to survive, prices better come down its not sustainable.

  2. The tax implications and benefits to the village were laid out in the approval process some years ago and before full-day K was imposed. None of the developers’ school projections were considered realistic at the time, they called for a total of 50 new students in total. As was explained by the village planner at the time, if any of the new students in the 4 apartments are special needs, and Ridgewood has one of the most sought after special needs programs in the area, then the loss will likely be magnified [thankfully the system treats all children as equal because they are]. The village “can handle” the water and sewage issues they bring was the village promise. The water “handle” was predicated on a “forever” watering ban [in place due to poor piping, not low water supply]. As for retail bump, that was held out as the Golden Ticket by John Saraceno and the high-density crowd. Hard to imagine Ridgewood, which is seeing year after year of retail storefront decline in the CBD in line with the national/global trend suddenly reverse that. Our tiny footprint CBD stores can’t generate enough $$ sales per square foot to stay alive even when they are chains [See: GAP, JoSABank and more..]. Now those tiny stores with tiny margins have labor costs that are about to explode [see $15/hr] and the shoppers have new parking fees that are growing at 30-50% a year and those same shoppers will have property taxes that will now start growing at a clip not seen in the village in a decade-plus. Perhaps in all that chaos and less disposable income is magic. It has never been proven true in the economic history of man, but the apartment/garage/library/$100mm school budget crowd tells us it will work [BTW that “crowd” is all the same group of people]. So.. yippee, more congestion, traffic, and people avoiding downtown?!   4. Just think of all the visitors visiting their friends and family at these locations guess where they’re going to park, that’s right the parking garage. And then they’ll be some out-of-towners visiting to go out for dinner. The rest will be commuters. And if that don’t work do what they did up in Ramsey they rented it out to car dealers smart move right.And if that don’t work well when someone’s in shit
