RIDGEWOOD, NJ — If you live in the Village of Ridgewood, you may have already noticed inspectors in your neighborhood. A massive, town-wide property reassessment is officially underway, and local officials confirm that approximately 40% of Ridgewood properties have already been visited.

With 19 field inspectors currently active, here is everything you need to know about what happens next, how it impacts your wallet, and how to avoid potential scams.


Why is Ridgewood Revaluing All Real Estate?

Mandated by the Bergen County Board of Taxation and the New Jersey Division of Taxation, the Village is revaluing all taxable real estate for the 2027 tax year.

The goal? To ensure uniform, equitable, and fair property assessments across the entire community. To handle this complex process, Ridgewood has contracted the professional valuation firm Appraisal Systems, Inc. (ASI).


What to Expect During Your Property Inspection

The first phase of the reassessment requires a physical inspection of every single property in the Village. This includes measuring and photographing building exteriors as well as evaluating home interiors.

  • Standard Inspection Hours: Initial visits take place between 9:00 AM and 5:00 PM.

  • What if You Aren’t Home? If you miss the inspector, don’t panic. The worker will complete an exterior assessment and leave a physical notice at your door. This card will feature a designated return date and time for your interior inspection, alongside a phone number to reschedule if needed.

  • Prefer a Contactless Option? To accommodate modern privacy preferences, contactless interior inspections via video conference are available completely upon request.

⚠️ SAFETY FIRST: All legitimate Appraisal Systems, Inc. representatives carry official photo identification, and their identities are registered directly with the Ridgewood Police Department and the Village Clerk’s office. Always verify ID before allowing anyone into your home.


How Will This Affect Your 2027 Taxes?

The new property values will be calculated based on estimated market values as of October 1, 2026 (the statutory valuation date required by New Jersey state law).

Once the numbers are finalized, all property owners will receive a notice by mail detailing their proposed assessed value. If you disagree with the findings, you will have a formal window of opportunity to question and contest the valuation.
