Not long ago, real estate agent Richard Morand was setting up for an open house at a Franklin Lakes property when he spotted something that could have been a minor disaster.

“The first thing I see on the back deck are these giant cans of hornet spray, that the homeowner had obviously used recently,” said Morand, who is with Abbott & Caserta Realtors in Wyckoff. “I’m thinking, ‘Oh yes, let’s tell everyone that the place is infested with hornets.’ “

Morand quickly stashed the cans in the trash, and the rest of the open house went off without a hitch. He’s not the only one with an open house horror story.

“Once there was this time when someone brought their little kid, and the kid had to go to the bathroom,” said Angele Ekert, an agent with Keller Williams Village Square in Ridgewood. “I mean, as an adult, you probably wouldn’t go to the bathroom at an open house. But a kid? What are you going to do? Well, there was, shall we say, a plumbing issue.”

Horror stories aside, real estate agents said there are many do’s and don’ts about open houses — things you should be sure your agent is doing, and things you can do to make your open house a success.

  1. I’d never let someone in my house if I did not know who they were.
    Its an opportunity for criminals to ‘case the place’, or nosey neighbors to look around.
    Unless someone could prove their ability to pay (=qualified buyer) I wouldn’t allow them to set foot on the property.

  2. Realtors are know it alls who will let anyone in your home for a buck. Why are children brought to open houses? Maybe the realtors could teach the customers about good behavior customer behavior. I do not want any plumbing “situations” in my home and i do not want children touching things that they should not. I recently went to an open house where the kids were touching everything that belonged to the homeowner’s kids. Where is the realtor responsibility?

    If you have a properly priced home it will sell immediately without an open house.
    Realtors will BS the homeowner in order to get a listing by claiming the home is worth more than it is.
    They run open houses for THEIR benefit=when ‘buyers’ show up, the first thing the realtor says is ‘are you working with anyone’ and use the opportunity to get themselves a buyer for ANOTHER property.
    Its standard practice around here to run these open houses. But from someone in the sales business of high priced discretionary goods, I will tell you that price sells, and the foot traffic is unnecessary. If you properly price an asset it goes away.
    (PS I have seen a neighborhood home on the market ‘new to the market’ every spring for the past 5 years. The delusional homeowner seems to have no problem finded delusional realtors to take the listing…and holds open houses every other weekend… at 10 percent OVER assessed value!
