Hackensack NJ, the Hackensack Zoning Board is set to continue deliberations on Thursday for a proposed 19-story assisted living facility at 329 Prospect Avenue. The project, spearheaded by Hackensack Assisted Living LLC, has garnered significant attention from residents and city stakeholders.

Project Overview

The proposed development includes:

  • 150 Residential Units: Comprising 45 studios, 81 one-bedroom units, and 24 two-bedroom units.
  • 250 Underground Parking Spaces: Providing ample parking for residents and staff.
  • Community Amenities: Plans include a therapeutic garden, dog run, and public park to enhance community engagement.

The facility is designed to front both Prospect and Summit avenues, adding to the neighborhood’s accessibility and appeal.

Residents Voice Concerns

While the development promises state-of-the-art facilities for senior care, it has faced opposition from residents concerned about potential noise, traffic, and strain on city infrastructure.

Barbara Gold, a nearby resident, expressed her disapproval in a letter to the board, stating that the project contradicts the area’s residential zoning guidelines:

“The fact that there are vacant lots in a residential district available for development cannot be justification for the board to ignore the intent of the guidelines.”

Diane Some, a lifelong Hackensack resident, also voiced her concerns:

“This is a residential street, and to put this type of facility where beautiful homes used to be, it’s not appropriate. Changes have to be made, but not a 19-story assisted living facility.”

Some and other local residents are urging the community to attend Thursday’s meeting to voice their concerns.

Zoning and Density Debate

The project has reignited discussions around zoning and density limits in Hackensack. While the allowable density for the site is 50 units per acre (permitting a maximum of 58 units), the applicant argues that several nearby apartment buildings far exceed this limit. For instance:

  • The Blair House (1974): 214 units, 542% over the density limit.
  • The Pierre: 269 units, 301% over the limit.
  • The Stratford House: 261% over the allowable density — similar to the proposed facility.

What’s Next?

The application process is expected to involve several more hearings before a final decision is made. Joseph Basralian, the attorney representing the developer, declined to comment on the matter.

The next board meeting will be crucial for shaping the future of this project and its impact on Hackensack’s evolving landscape.
