Paramus NJ, “De-malling” is the process of taking traditional mall spaces and creating areas focused on entertainment, dining and socialization. This often includes softening the divide between indoor and outdoor areas. De-malling takes once single-use spaces and transforms them to meet the needs of more consumers. Research shows that almost half of U.S. shoppers choose the mall they shop at based on the food options that are available there. These shopping centers are no longer a place just to shop, but to socialize, share a meal and be inspired. The main goal of de-malling is to attract more people, increasing the profitability of the shopping centers and bringing more value to the community.
Urban Edge Properties received approval to build a high density apartment complex in Paramus, which will replace part of a shopping center. The Paramus Planning Board approved the firm’s 456-unit plan for Bergen Town Center, NorthJersey.com reported. The project, which includes ground-floor retail, received unanimous consent from the board.
Urban Edge will demolish a building on the property’s east side, which contains Kirkland’s, Red Robin and Recreational Equipment. In its place, the developer will build two mixed-use buildings. A construction timeline has not been released. There will be 182 units in the first building and 274 in the second. Most of the units will be either one- or two-bedrooms, with some studios and three-bedrooms mixed in.
About 15 percent of the units will be designated as affordable. The complex will have two parking garages with a combined 825 spaces. Building amenities will include an outdoor courtyard, pool, game room, lounge, work stations, fitness center and dog play area.
Not all residents are thrilled about the development , Urban Edge is enacting a buffer plan to separate a nearby residential area from the development. The division will include a canopy with fully grown evergreen trees and two enclosed fences on the west side of the buffer zone, restricting access from that side.
Paramus residents are set to see more of this kind of redevelopment. Unibail-Rodamco-Westfield is working on a partial conversion of the Garden State Plaza, one of the nation’s most valuable malls.

Totally agree. Paramus is just a complete mess. The overdevelopment continues at a crazy pace. Traffic will continue to increase and the overall quality of life in the town will continue to decline. When the developers are finished in Paramus they’ll continue at a frenzied pace in neighboring towns. In part I blame the town leaders. What’s in it for them why they’re allowing the overdevelopment? Makes you wonder.

Another ultimately doomed project like the one at GSP.
The only people benefiting from these projects are the developers. The retail space will run at a loss with lots of retail turnover. The apartments have a 50-50 chance of making money for the landlord.
Relatively few residents will conform to the “urban walking utopia” that drives these projects.
Once Paramus sees these projects are as “successful” as the Meadowlands American Dream project they will stop… unless of course the Paramus bureaucrats are getting payola.
With thousands of people pouring over the border every day, you can bet that residential unit vacancies will be a thing of the past. Eventually (and soon) NYC will run out of hotel space and school gyms…
This project does NOT seem like it is de-malling at all. It is just attaching condos to the Bergen Mall where the Red Robin currently sits.

I call on all my neighbors and RW residents to open doors to the wave of immigrants that will at some point be bused from NYC to our area. The new developments in RW are expensive for these poor people so you need to do your part. I hope our VC will consider opening the library and school gyms to them just like that school in Brooklyn. Put your $$$ where your mouth is. You vote for them , you need to tangibly contribute to the cause. …….. No, No, no….. C’mon…….Hunter is a good kid……True story.
