Trenton NJ, A proposed “Affordable Housing” law aims to establish the required amount of affordable housing for towns to protect against developers bypassing municipal approval processes. The law suggests using a formula outlined in a 2018 court opinion by Judge Mary Jacobson, which initially applied to Princeton and West Windsor. The Department of Community Affairs would calculate the town’s affordable housing number by Dec. 1, 2024, or seven months within the bill’s effective date, avoiding the need for three regional court-appointed special masters, as proposed in the previous session’s draft.

The bill introduces methods for towns to earn “bonus credits,” such as developing housing on former retail or commercial land and collaborating with nonprofit housing developers. Additionally, the updated legislation mandates the DCA to publish information on its website, including the town’s affordable housing trust funds balance, deed restriction dates, and the amounts of collected and spent development fees.

Republican Sen. Holly Schepisi, who voted against advancing the bill, expressed concerns about the practical implications of the methodology and whether the regional formula might impose unfeasible obligations on Bergen County towns she represents. She emphasized the need for a collective effort to find a better solution, taking into account the challenges faced by overdeveloped areas dealing with flooding, water runoff issues, lack of public transportation, and high property taxes.

  1. Republicans on the local level are as feckless as those on national level. We’re basically in a one party system. Dems can impose whatever rules and laws they want without any backlash. Nobody cares about current residents quality of life or fundamental changes to suburban areas by these insane policies. Schepisi talks about everything except the real , major impact which is the destruction of suburbs and the quality of life for millions of current residents. Its a lost cause. Forget it.

    Now the libtards are forcing them to live with those they worked so hard to get away from
