Teaneck Planning Board Begins Hearings for Proposed Cannabis Dispensary and Cultivation Facility

Teaneck NJ, the Teaneck Planning Board recently held the first hearing on an application for a new cannabis retail dispensary and cultivation facility at 455 Alfred Ave., proposed by Nutra Leaf LLC and T-Verde LLC. The site, situated in a light industrial area near Route 4, would see the development of both a retail store and a cultivation space within the same warehouse.

Attorney Jason Tuvel, representing Nutra Leaf and T-Verde, informed the board that the facility has already received state conditional licenses as well as a “resolution of support” from the township. While the facility’s intended use is conditionally permitted in the industrial zone, the project requires a variance for parking. During the hearing, Tuvel highlighted that the board’s review would focus on areas like odor control, noise, security, and lighting.

General Manager Jay Almonte outlined the facility’s operations, noting that the cannabis dispensary and cultivation activities will occupy about 1,300 square feet within the 62,000-square-foot building. Operating hours for the retail store will be 10:30 a.m. to 8:30 p.m., with a maximum of 10 employees on site at any time. Weekly deliveries will be made by van, rather than large trucks, and the cultivation will be conducted indoors under air-filtered conditions.

Customer access will be carefully managed, with age verification and product preference checks upon entry. “Most people already know what they want,” Almonte explained, estimating that the average visit will last only five minutes. The business also plans to offer “Wellness Wednesdays” as a way to educate the public on cannabis products, including processed cannabis, edibles, and lotions.

Concerns were raised by neighboring business representatives and residents. Ken Lundberg, representing an adjacent property, and William Douglas, on behalf of another nearby building, questioned the adequacy of parking. Tuvel responded that a traffic expert would address parking at a future hearing. Some residents voiced unease about the facility’s proximity to nearby parks, though the closest parks—Englewood’s Mackay Park and Teaneck’s Overpeck Park—are each about half a mile away and separated by Route 4.

The proposal also faces additional regulatory steps due to the Englewood border, which cuts through the warehouse property. Approval from Englewood’s municipal agencies will be required before the project can move forward.

The Teaneck Planning Board will continue hearings on this proposal at its next meeting on Nov. 14, 7:30 p.m., at the Richard Rodda Community Center, 250 Colonial Court.
