Ridgewood NJ, Village Manager Keith Kazmark called it a “BIG NIGHT in Ridgewood!”. The Village swore in a new Police officer Shannon Greer and a newly appointed Tax Collector, Nicole Compesi at Wednesday nights meeting.
Kazmark said in a Facebook post, “Congratulations to both Police Officer Shannon Greer and our newly appointed Tax Collector, Nicole Compesi on their formal swearing in tonight. In addition, the Village Council acknowledged Audrey Fink for her service on the Ridgewood Arts Council and read a proclamation recognizing the upcoming Lunar New Year celebration.”

Will the new Tax Collector finally start updating the assessed value of homes, especially the ones purchased in the last 2-3 years? There have been homes sold for $200,000-500,000 over the assessed value on the tax books. The value has not been adjusted, so the homeowners are paying taxes for instance on a house valued at $1M vs $1.5M, therefore paying a lot less they what would normally be their tax bill. My question has always been why would the Tax Collectors office not automatically adjust the assessed value when a home is sold because that truly represents the current value of the home? Can someone explain if that makes sense. I know for a fact that if you buy your home for less than the assessed value, you can quickly and easily get the tax value brought down to the amount you paid for your home. Why wouldn’t it work the other way? In addition, individuals who use the strategy of not closing out permits and therefore not be assessed for the value of construction of improvements and additions are not being followed up on. Is this the reason why we needed a new tax collector? Would be interested to know more about this and what is happening with regard to property tax assessments and bringing in a new Tax Collector, did she replace someone?
Assessed value reductions or increases is the Tax Assessor’s job. And appeals can be filed at the County. Assessments don’t get automatically adjusted unless there is an appeal or a town wide assessment revaluation. So no you are incorrect.
