HUDSON STREET GARAGE UPDATE

April 24,2018

the staff of the Ridgewood blog

Ridgewood NJ, according to Councilmen Ramon Hache on Wednesday, April 25, there will be a discussion and presentation regarding the design and plan for the Hudson Street Garage. The Village Council has concluded negotiations with various construction companies. The negotiations began in March, with the goal of selecting a final proposal that balances the best fit, value and functionality, while incorporating a design that fits within the existing lot. Designating the existing Hudson Street lot as an area in need of redevelopment in 2017, has allowed us the opportunity to negotiate directly with the construction companies, instead of simply accepting or rejecting bids. The Village Council will also be discussing and voting on a resolution to hire a financial adviser that will provide guidance on project financing options in addition to comprehensive financial analysis.

Ridgewood NJ, recently we have had a spat of emails and comments voicing concern over councilmen Ramon Hache changing his positions on key issues affecting the Village of Ridgewood . So the Ridgewood blog investigated if the criticism was valid or not and came to the conclusion is was not .

Ramon was against the oversized garage that was proposed by the “3 Amigos” . That garage over flowed the property line into the street a fact well hidden by the former administration.

Schedler Property : The new plan is significantly scaled down compared to the 2015 plan

Ridgewood NJ, according to Councilmen Ramon Hache’s latest news letter , the Village Council rescinded the 2015 resolution that included a 90 ft. baseball diamond and a 120 x 75 yard multi-purpose field. To be clear, a 90 ft. diamond refers to the distance between the bases, not the depth of the outfield. The 2015 plan would have led to the clear-cutting of most of the trees on the property and the athletic fields component would have taken up more than 4 acres (total size of the property is 7 acres).

The Councilmen states, ” The Schedler property presented a few challenges, some of which were immediate and some required some planning into the future. There were numerous dead trees, hanging limbs and leaning trees that had to be removed immediately since they posed a liability. The cleanup was authorized in October. In order to move forward on planning for the future use of the property, the Village Council created an ad hoc committee to propose a development plan. The ad hoc committee met regularly and also reached out to residents and sports groups for input regarding their respective needs.

The ad hoc committee presented its recommendation to the Village Council in December. The new plan is significantly scaled down compared to the 2015 plan. It strikes a balance between the needs of the neighborhood, and sports groups, while taking consideration of historical preservation and passive recreation. The new plan does not include a baseball diamond and the proposed 50 x 75 yard multipurpose field only takes up a little over ¾ of an acre. The plan includes parking, a playground, walking trails, and bathrooms with a built-in overhang that can provide shelter from lightning. The next phase of planning will involve cost estimates. Only then will the Village Council be ready to move forward on a final plan.”

Ridgewood’s Maple Field: To Turf of Not to Turf that is the Question Again

Yankees Hall of Famer Yogi Berra,”Déjà vu all over again”

Ridgewood NJ, Maple field in Ridgewood is once again the center of negative attention . The Ridgewood Fields Committee has basically admitted the warranty on the field has expired and the field is in dire straits .
Insiders have cautioned that one more major flood and its done .

Turf Field Safety : GMAX TEST RESULTS ARE IN

Gmax testing is a standard measure of the safety of athletic fields. It involves measuring the shock absorbing properties of a playing surface and comparing the results to an industry standard set by the American Society for Testing and Materials (ASTM). Harder surfaces will increase the amount of impact absorbed by the body, which results in a higher Gmax rating. Scores over 200 are considered dangerous and increase the risk of life threatening head injuries. Preferred Gmax scores should be in the 120-150 range.

Currently the Maple field is testing at 185 , the NFL like the GMAX around 100 .A GMAX score of 200 is like concrete.

Last weeks council meeting Councilmen Ramon Hache gave a Field’s Committee update and possible solutions to remediate Maple Field. One suggestion is to infuse the current field with millions of rubber pellets but one more major flood may finish the field once and for all .Another idea would be to replace the current field its best years are way behind it  and some have suggested a new grass field to replace the turf .

Best guesses put the cost of a new turf field around $600,000. The infusion seems very temporary given the fact the field is in a flood zone  and estimates for a new grass field have not yet been taken.

Councilmen Ramon Hache suggested another idea was also to build berm to protect the field better from flood there by protecting the investment better.

The Ridgewood blog was a very big opponent of the ‘turf movement” in town . We cautioned over health effects of the turf ,runoff flood waters contributing to added flooding in town , additional maintenance costs and the fact in Maple fields case the property was deeded to the Village with the idea it should remain a natural preserve.

There is no perfect solution , we are continually told by Sports groups of the need for more fields , while many in town seek a balance between active fields and preservation of scare natural resources .We have now had turf fields long enough to do a real world ,with real specific Ridgewood data for a cost benefit analysis. What ever the outcome it will not be perfect but so far the Ridgewood blog is confident with the new Council and renewed community spirit that all parties with get a fair hearing.

Ridgewood NJ,  The council meeting was business like and everyone was respected.  People are now allowed to ask questions and the new council actually answered. It is amazingly difference from when Aronsohn ruled and they all stared at the speakers or, worse yet, they attacked the speakers.

A couple of people spoke happily about 3066 being repealed.  It will not be finally repealed until the August public meeting.

A man spoke about fixing Kings Pond and it sounds like that will happen . Susan has already put money in the budget to finance that. Saurabh asked and asked about the supposed $60,000 spent by Stacy Antine at Health Barn. Village Manager Roberta Sonenfeld waffled on providing info and Boyd blasted her for this.

The swearing in of Chief Luthke was wonderful and the high point of the night The room was packed  standing room only.  There was much applause  and John Ward came and pinned his own stars on Jackie’s epaulets. The whole thing was very moving. The female chief from Bergenfield was in attendance as were three freeholders.

The only blemish on the event was that the unelected village manager as usual planted herself in the midst of the swearing in, where she has no right to be.  Someone needs to remind Ms. Sonenfeld that she needs to stay up on the dais as the other unelected members (Heather and Matt) do for proclamations and swearing-ins.
