Reader asks Why doesn’t he need to follow the rules?

Private contractor removes and replaces Village owned tree

file photo by Boyd Loving

I can’t get anyone to answer simple questions in less than a week.

How did he get verbal permission from Cronin? Why doesn’t he need to follow the rules?

They should have removed the rock wall while they were there, unless Cronin gave him verbal permission to erect it.

Reader says , Either pay the ticket or show up and sit through court

parkmobile_meter

Same thing happened to me in Ridgewood, but I luckily used the Park mobile app to pay which does give you an emailed receipt as well as showing up on the Park mobile site. I called the violations bureau in Ridgewood and they told me to send in the receipt from Park Mobile which clearly showed that there was no violation which I did. I got a call from the Violations bureau that they reviewed it with police officer Chuck who supervises these tickets and was told I had two choices. Either pay the ticket or show up and sit through court. I went to court and after spending several hours was found not guilty by the Judge. There seems to be a problem when a clear mistake is made that officer Chuck doesn’t want to dismiss the ticket.

Let’s buy the Town Garage for parking in Ridgewood

Town Garage Ridgewood
July 15,2017

the staff of the Ridgewood blog

Ridgewood NJ, When will the Council apply Eminent Domain to buy the long-abandoned Town Garage site on Franklin Avenue?

This, in conjunction with other small fixes, such as repaving and reconfiguring the existing Hudson Street parking lot, which was never designed properly, would (at far lower cost than building a parking garage) add plenty of spaces downtown, tucked into small areas here and there. We must not build an $8+-million edifice at Hudson and Broad (and we know how it goes with change orders, etc.) that would require a huge bond and endless expensive maintenance and potentially serve as a hangout for kids at best or a site of drug dealing or other crime at worst while casting a hideous shadow (literal and figurative) over that small, cozy corner. The entire central business district is a historic neighborhood–this would wreck it.

Nothing I have read or could read from any so-called expert will convince me that adding significant numbers of cars to that corner would be anything but a disaster in traffic and injury.

The garage was always a boondoggle to help the developers. Are we going to allow Aronsohn, Pucciarelli, Hauck, and Pfund to continue to manipulate us to this extent?

The referendum to quash the garage was specific to that design–yes, technically and legally. However, many, many people who voted NO were voting NO GARAGE even if that’s not what it said on the ballot.

Council, please buy Town Garage and let’s see how it goes before putting up a monstrosity and white elephant that nobody wants. Please!!

Anybody agree? Tell the council you want Town Garage bought for parking. If the town doesn’t buy it, don’t you think a developer will? Just what we need is more apartments there. We can then change the name of Franklin Avenue to Death Row.

It’s not too late, but it’s getting there. Speak out!

Private contractor removes and replaces Village owned tree in front of It’s Greek to Me. Huh?

Private contractor removes and replaces Village owned tree

July 13,2017

the Staff of The Ridgewood Blog:

Ridgewood NJ, On Wednesday morning, 07/12, an East Ridgewood Avenue property owner telephoned Ridgewood PD to report observing a private contractor in the process of removing a Village owned tree in front of It’s Greek to Me, 21 East Ridgewood Avenue.

Upon arrival at the scene, the responding patrol officer interviewed the two (2) adult males who were performing the operation and determined that they were hired by Paul Vagianos, owner of It’s Greek to Me.   Mr. Vagianos indicated that he’d received permission from Village Parks & Recreation Director Tim Cronin to remove the Village tree and replace it with another.  His assertion was verified by the patrol officer via a cell phone conversation between himself and Mr. Cronin.

DSCF5373
The staff of The Ridgewood Blog wonders:  1) was written permission provided to Mr. Vagianos, and if so, what was the date on the authorization letter? 2) does the contractor have adequate insurance to cover any and all claims against the Village related to the work that was performed? 3) were the proper utility company mark outs performed? 4) was the Village Manager notified of the request and permission granted?  5) empty parking spaces were observed being reserved by empty chairs – was the proper “bagged meter” charge applied? 6) were safety cones used to mark the sidewalk and street as required?  7) was the police department consulted to determine whether the presence of a uniformed patrol officer was appropriate?  8) has a precedent now been set that will open up the door to private home owners hiring contractors to remove and replace Village trees?

Reader says Yes, Virginia, there is a Santa Claus And when Aronsohn was mayor, he went out of his way to give away the Village to others.

Of course the district can re-assign students at any moment, and of course they are going to have to once the reality of all these new students hits home. Do you seriously think the developers are not going to market these apartments to young families with children? And, if you were a family of any age, wouldn’t you go for the cheapest way to obtain the best education for your family.

Yes, Virginia, there is a Santa Claus. And when he was mayor, he went out of his way to give away the Village to others.

The apartment projects are going to attract good solid people, just like those who built the Village and those who work so hard to maintain the quality of life. But, people beget more people, and that’s the fact of life. Its not that we don’t want these people, in our Village – – we absolutely do. Its just that we can’t afford that many new people. We don’t want this number of new people.

The Aronsohn projects will bring in 300 to 400 families when all is said and done. You can expect your taxes to go up to take care of their schooling, lights for their roads, water & sewage infrastructure improvements, etc.

And now that this round of housing is done – – look for the developers to buy up more properties and say they should be able to build the same number of units. And ask this council what the hell it is doing to stop this nonsense, now that the word is out it is easy pickings for developers to zero in on Ridgewood.

Reader says if people don’t speak up, nothing is going to be done to stop the next round of over-development

CBD high density housing

Folks have tried to change the Aronson laws that were passed to allow these projects to go forward. The basic enabling law was repealed by the new council. Other attempts were made. But, frankly, due to a lack of backbone on the Council, the Aronson Apartment projects are going forward.

This council and planning board could have done a whole lot more, but they chose not to for reasons only they can explain – – ask them. let them know how you feel. And, don’t forget to let Aronson know how you feel as well about the changes he made to our community in his pathetic pursuit of his personal goals.

Bottom line, however, is that if people don’t speak up, nothing is going to be done to stop the next round of over-development.

Final Ridgewood High Density Housing Hearing Monday

Untitled presentation 1 pdf
June 24,2017
the staff of the Ridgewood blog
Ridgewood NJ, Monday, June 26th may be residents last chance to weigh in on the five story, 66 unit, multi-retail store complex coming to Franklin and Broad from local developer John Saraceno. The village planning board will meet at 7pm Monday night to hear both of Saraceno’s high-density applications. One at the corner of East Ridgewood and Maple the other at the NJT underpass on Franklin and Broad.
This high-density housing project sets off a chain reaction of public safety problems in Ridgewood. Between Saraceno’s 60+ families plus new stores on Franklin and the 40+ families moving in yards away at the new Chestnut street high-density development, the Franklin Ave corridor will likely be overwhelmed with hundreds upon hundreds of more cars and pedestrians creating an even bigger threat to public safety on an already dangerous road. The Franklin ave corridor has a long history of accidents and pedestrians struck by cars and busses. New traffic signals could cost millions that would be paid for by Ridgewood property tax hikes.
High-density development downtown is allowed thanks to controversial laws championed by Ridgewood resident Saraceno and then-mayor Paul Aronsohn in the face of overwhelming public opposition.

Affordable housing mandate threatens quality of life, mayor says

Projects theridgewoodblog.net

“While I know this is Somerset, it is obvious that with the exception of District 39 and District 40 leadership, the crickets from District 36, District 37 and District 38 are becoming more incessant. When will the leadership of NJ Legislature stop playing this “partisan card”? “, Edward Durfee

Affordable housing mandate threatens quality of life, mayor says

Updated on June 20, 2017 at 3:31 PMPosted on June 20, 2017 at 3:30 PM

BY DAVE HUTCHINSON

NJ Advance Media for NJ.com

MONTGOMERY TWP. – Mayor Ed Trzaska is concerned that a potential court mandate requiring the township meet an affordable housing unit quota will put an overwhelming burden on the municipality and negatively effect the quality of life.

At issue is a state Supreme Court ruling in March of 2015 that opened the door for municipalities to be sued for not providing a “fair share” of affordable housing units. The ruling also allows a municipality to demonstrate in court that it has met the requirement to provide affordable housing.

The township, which has a population of some 23,000, has been in the forefront of providing affordable housing units, said Trzaska. Currently, he said the township has 300 affordable housing units, of which more than one-fourth are vacant.

Under a possible court ruling by the Fair Share Housing Counsel, the township could be forced to build between 501 and 1,000 additional affordable housing units, as well as 4,000 market-rate units, said Trzaska. The township has yet to be given the exact number of affordable units it must build, he said.

RIDGEWOOD — Two down, two to go.

After a literal 11th-hour change to the site plan, the Ridgewood Planning Board approved the application for an apartment complex on South Broad Street at the old Brogan Cadillac site.

The project, known as The Dayton, is one of four multifamily housing applications filed in the wake of a master plan amendment that rezoned areas of downtown Ridgewood for multifamily housing.

Co-working takes off in suburban New Jersey

Serendipity Labs Opens Downtown Ridgewood, Coworking Space

Shared work spaces skew older in Garden State communities

Co-working companies are gaining a toehold in suburban New Jersey, fed by demand from members who have left the corporate world and large companies who want to provide employees flexibility.

While the co-working movement, led by industry giant WeWork, is established in cities across the world, it’s gaining momentum in the suburbs, the Wall Street Journal reported.

The typical suburban shared-office facility is under 15,000 square feet, and is usually targeted at an older audience than those co-working locations that lure millennials with beer and ping pong.
