High Density Housing that is TOO BIG, TOO DENSE, TOO OUT OF SCALE and TOO OUT OF CHARACTER for Ridgewood

This is a letter from fellow resident, Dave Slomin on behalf of Citizens For A Better Ridgewood. Please share with everyone you know and, more importantly, please come out to the Village Council meeting on the night of March 23rd at Ridgewood High School. Ridgewood needs you!

Dear Neighbors,

This Wednesday night, 3/23, our Village Council, is set to vote on High Density Housing that is TOO BIG, TOO DENSE, TOO OUT OF SCALE and TOO OUT OF CHARACTER with the Village we love. Check out this video by Dana H. Glazer to see what the “new density” looks like: https://youtu.be/kJGXjjNBSgQ

All politicking, threats of lawsuits, and municipal studies and impacts aside… this comes down to a matter of “Vision” for Ridgewood. And right now, there is a huge disconnect between the vision for Ridgewood’s future held by the current powerholders in our Village Council and Planning Board, and that of a large majority of Residents. These powerholders see downtown Ridgewood as bigger scale, taller, denser, and much more bustling. They are planning a town center with a more urban look and feel, not a small town character. I don’t really know what is influencing them, as virtually every Resident CBR has spoken with – 1,000s of them over the past 4 years – wants Ridgewood to maintain its small town feel. Residents want to give their children and grandchildren the same wonderful town we enjoy. When we want more city, we know that Manhattan is a short drive away. Why doesn’t our Council majority feel the same?

Citizens for a Better Ridgewood (CBR) is for fitting and positive development. We are only naysayers to bad representation and bad planning. CBR believes that we can promote fitting development in Ridgewood by lowering the density of the current ordinances from 35 to 25 units per acre, which is already a 100% increase over current zoning, yet has solid precedent in our Village. Additionally, our planners must also limit Floor Area Ratio (e.g. building size), and enforce proper street setbacks and parking to make new buildings work. We feel it is our Council and Planning Board’s job to increase the quality of life value of our entire town, not just the property values of some developers.

Wednesday night is our last chance to try and stop this. Oddly, all three Council Members who support this over-scaled development are not running again. Why? We can only guess. But what we do know, is that in approving such unprecedented development as a Council Majority, but a Ridgewood Minority, they leave the mess to the next Council and to every Resident of this town… and to our children. Again, bad and unfair planning.

Our Mayor has moved onto his own agenda..exclusively and Ridgewood is on the chopping block. Sleazy, self-centered government and years of scheming and plotting by some of our fellow residents has led our village down this dark hole. Ridgewood use to be a great town, under great stewardship for most of its history, until Aronsohn plotted and schemed to get the wrong people on the planning board and council. Collectively what is occurring right now will forever change the Village. A few will benefit from these sell outs, particularly Aronsohn in his bid for senator next year. All of this sleazy sellout of our village is what’s going to drive the good people away over the next decade, the decline will occur, and so the very thing you say you love you will have destroyed.

This is a shocking development on a couple of levels. First that Valley can sue us asserting that the needs of the region justify (in their estimation) such a profoundly negative impact on the town. Second, that Ridgewood can allow a Valley insider to negotiate a settlement when she had sworn an oath to represent the Village. It really is time for a citizens’ revolt at Village Hall since the Council majority are clearly using their remaining months in office to put their personal agendas in place. Shameful.

To the editor:

Maybe some members of the Ridgewood Town Council along with Chris Rutishauser, Village Engineer and Tim Cronin, Director of Parks and Recreation, “Can’t” see the forest for the trees.”

I live on the East Side of Ridgewood and have been fighting passionately, along with many of my neighbors, to protect the large number of healthy trees in the small forest that encompasses the Schedler Property along West Saddle River Road. One of our key arguments for not building a 90-foot baseball field on this Schedler Property, is that it will require the clear cutting of these large healthy trees that beautify and protect our neighborhood and especially protect us from the noise pollution of Route 17.

I just finished reading an article in the March 11 edition of the Ridgewood News, entitled, “Presenters to reinforce value of trees.” I immediately said to myself, how can these be some of the same individuals that are not only ready but also willing to clear cut the trees from the Schedler property in order to build a huge baseball field? Why are these same people not fighting to protect the trees that are so important to the citizens who live on the East Side of Ridgewood is very disturbing to me and I am sure my neighbors?

This article in the Ridgewood News reinforces so many of the arguments that we have all been stating before for the Village Council, asking them not to clear-cut this property to build a 90-foot field. The clear cutting of these trees for such a large field will have a devastating effect not only on our neighborhood, but in the end all of the neighborhoods of Ridgewood.

Everyone who lives in this great Village of Ridgewood should read this article. You will then see why we must all join together to fight and protect all of the trees that have taken so many years to grow. These trees surround our Village and are very important to the health, safety and quality of life of all Ridgewood residents.

High Density Housing in Ridgewood and it Impact of Special Needs Students

Ridgewodoo Nj, Aaccoring to readers ,Ridgewood is absolutely a magnet for parents with special needs children. We have great services.

I know a family that planned to move to a mega house in Saddle River. Their elementary school daughter was diagnosed, they looked around, and decided to stay.

Please read the key studies here on costs of students, special needs children have a different set of costs to support an excellent education. It is a fact and it is great we excel at it in our schools. As these reports show, one special needs student can tip the funding scales for an entire school. You have to plan for that as a village in all your housing studies. You can’t fail that child and family by not planning for it, and to plan for it you have to talk about it.

What makes Ridgewood different with respect to educating special need children is that we cover so much more, financially, than other districts. Fairlawn school district, as well as others, do not cover all the costs of ot, physical therapy, speech, etc. in a lot of cases, those costs are passed onto the families. To ignore the financial impact to the taxpayer when contemplating growing our population could potentially diminish these wonderful benefits to special need children currently living here. Cuts will be made in our schools when the school population grows. With a 2% cap, cuts will be necessary. It is a fact that families rent their homes in their towns, and find a rental here to take advantage of our school benefits. Our family is grateful for the wonderful services our children receive, including our special need child.

Council Candidate Ramon M. Hache shares his thoughts on the Proposed High Density housing

Ridgewood NJ, We asked Council Candidate Ramon M. Hache on his thoughts on the high density housing and here is what he said ,”I am a proponent of responsible development and protecting our community from the wrong development.  We need to carefully decide on projects that will make our town better without sacrificing the corevalues and character that make Ridgewood the special place we are proud to call our home.”

Ramon then gave us more specifics ,”In terms of high density housing, all the zones around our CBD are currently being considered for a density of 35 units per acre.  There are currently four areas under consideration and three zoning changes proposed. Although each area is unique and needs to be analyzed individually, I am comfortable with an average density of 20-24 UPA. This is more in line with the total average throughout the CBD. ”

As for the studies ,” Traffic and pedestrian safety are very important when analyzing the various projects. The impact to schools is a different issue and needs to be looked at collectively for all sites. Although the recent studies suggest there would be a minimal impact to the schools, we all know that Ridgewood is known for its schools and exceptional program for special needs children. Therefore, I would be cautious to solely rely on the student enrollment projections which did not take into account the fact that it could cost around $100,000 a year to educate special needs children.”

Ramon went on saying ,”Ideally, I would rather see us approve one of the proposed zoning changes first. It could provide a good ratable and we could get real-world data on the actual amount of new students attending the schools.  We need ratables to finance many of the needed improvements and for stabilizing property taxes.”

We also asked about his thoughts on the fact that the issue is being decided by council members who are leaving office ? Ramon
emphasized , “the current council needs to work together for the welfare of the entire community and make decisions as if they were not going to be replaced by a new council.”

Pfunds Folly : Will everyone tear down their house and build high density housing in Ridgewood ?

Reader says, “Too big. Just like everything else being proposed. I don’t mind if Mr. Saraceno improves his property – just do it within the rules set forth in the existing Mater Plan. Same rules for everyone right? I could make a ton of money by tearing my house down and putting up high density housing too. Thanks to Mr. Pfund’s ordinance I could petition the town to change the Master Plan because it would be good for me financially. I could conduct a study that would conclude that there would be no adverse impact on traffic or infrastructure. I could conduct another study that would conclude that there would be no additional children in the school system because I’ll only rent to “empty nesters”.

Why is Mr. Saraceno any different from the rest of us? Why should he be entitled to change the laws to suit his own financial interests? Not a single person has made any credible argument that Mr. Saraceno’s apartments will be good for anyone other than Mr. Saraceno.”

Council Candidate Jeff Voigt Voices Concerns over the High Density Housing Proposals in Ridgewood

Ridgewood NJ, the Ridgewood asked for some feed back from the candidates on the March 9th “informational ” meeting with the Village Council on the high density housing projects for the central business district .

Council Candidate Jeff Voigt said ,  “I am concerned there is a tremendous amount of uncertainty around the school children projections.  The analysis done by BFJ planning makes the assumption that the mix of units in the new buildings will be the same as existing apartment inventory and then uses this assumption on what the number of students will be moving forward.   Since the builders can build whatever they want, this assumption should not be made.  As I had suggested at the meeting a sensitivity analysis should be done on the best and worst cases.  it is a relatively straight forward process and would provide us with the risk and costs of various scenarios and the likelihoods of these happening. ”

Jeff brought to mind another issue , “Another concern is that once these ordinances are approved, my guess is that the developers will start ASAP on building, considering their concern about the potential make-up of a new council.   This will make downtown a mess – with 4 potential large developments going up at once – the parking garage plus 3 multifamily developments.  In particular, the S. Broad St area is going to be impassible.   It would be nice to see the developers understand this and do their best to ensure the downtown is not disrupted. ”

Jeff went on to say that , the real estate agent (who stood up) expressing his concern about 55 students coming out of 70+ apartments.  This type of relationship also holds in the Ridge Apt’s where 37 children come out of 40 (2 bedroom) apartments. Since Ridgewood is a magnet town for education I can see many families moving into these apt just for the education – even in the one bedrooms.  If either of these scenarios plays out with the new developments – we could have 100+ children in our school system.   Not good.

He also added that , “The planning board needs to scrutinize the site plans for each of these developments very carefully considering each site plan should have a plan for how daily life/traffic is going to function while they put up their rather large edifices.   Stipulations made by the planning in their approval is going to be extremely important.”

Jeff also echoed the sentiment of many residents when he said the meeting ,”Overall, very disappointing”

Ridgewood YWCA to Host FREE Taekwondo Demonstration Class

Ridgewood NJ, Observe and try out YWCA Bergen County’s new youth taekwondo program at their free demonstration classes on Tuesday, March 15, 2016. Demo classes will be held at 112 Oak Street, Ridgewood from 5:15 pm to 6:00 pm for children age 6 to 9 years and 6:00 pm to 6:45 pm for ages 10 to 14 years. Participants will learn patterns, sparring, and self-defense in addition to improving physical fitness and mental discipline. Open to all families. Parent waiver and onsite supervision required for participation in this demonstration class.

One of only two martial arts represented as an Olympic Sport, Taekwondo was founded in Korea and has gained huge popularity in recent years in the US. Translated, Taekwondo means “the art of kicking and punching” or “the art of unarmed combat”.
Instructor Dave Howell is a lifetime student of Taekwondo, attaining the Taekwondo 4th Dan rank in accordance with the Kukkiwon rules and regulations. He has been instructing children for over 14 years and has administered the promotion of more than 100 students to the level of Black Belt. In 2012, Howell coached a student to Gold place finish in their first International forms competition in Seoul, Korea.
YWCA Taekwondo classes run in 8-week sessions and are held at the YWCA’s 112 Oak Street, Ridgewood facility. Classes for children and youth ages 6 to 14 years are held Tuesdays and Thursdays from 5:15 to 6:00 pm for ages 6 to 9 and 6:00 to 6:45 pm for ages 10 to 14. Ridgewood holding public info sessions on proposed multifamily housing zones downtown

RIDGEWOOD — It’s a proposal that’s raised hackles in this prominent community for several years: the possible rezoning of portions of the village’s quaint downtown to accommodate high-density, multifamily housing developments.

Proponents, including village Mayor Paul Aronsohn, say five introduced zoning ordinances that would increase allowed housing units per acre from 12 to 30 or 35 in three zones in the central business district would help create housing for young professionals and empty-nesters looking to stay in town minus the sizable house and accompanying tax bill.

New restaurant, Piccolo Bistro in Ridgewood, Opens to Great Reviews

Ridgewood NJ, Piccolo Bistro is located at 29 Chestnut Street , Ridgewood, NJ 07450. Piccolo is a BYOB place and offers contemporary Italian cuisine, Giancarlo Borletti is the executive chef .The atmosphere was cozy, rustic, Candle lit, warm, and comfortable for dinning.

A perfect place for an intimate dinner with friends or for a romantic night out. The outside has a garden area perfect for outdoor dining in the Spring and Summer months. There is also small bar inside and a more private dining area towards the back of the restaurant .

The food is unique while still Italian and the service is excellent . Several friends recommend the Piccolo burger , the tuna with baked polenta , lentil stew , mussels or the chorizo  and several mentioned that the polenta being top notch.

Ridgewood NJ , 03/10/2016: Ridgewood PD units responded in mass on Thursday evening, 03/10, to a reported fight at a group home for young girls. One (1) person was reportedly stabbed during the altercation. Glen Rock PD assisted at the scene. An ambulance transported an individual to Bergen Regional Medical Center.
