Why A Garage NO VOTE on Tues 6/21 is Important to Limiting High-Density Housing & More

Vote No Ridgewood

Here is a letter from Dave Slomin, who has sent it on belahf of CBR:

Subject: Why A Garage NO VOTE on Tues 6/21 is Important to Limiting High-Density Housing & More – PLEASE VOTE 6/21!

URGENT REQUEST: Ridgewood Citizens for Reasonable Development (formerly CBR) urges you to Vote in the Garage Referendum THIS TUESDAY, 6/21. Vote at your normal polling place. While we always want you to vote upon your own beliefs, HERE IS WHY WE SUPPORT A “NO” VOTE in this election:
PLEASE VIEW THIS VIDEO, BY RCRD SUPPORTER, JIM McCARTHY:https://youtu.be/3MSgIMYcfyA
WE BELIEVE…
1. The Garage Design D developed by the outgoing Mayor and his Voting Block is TOO BIG, CREATING FUTURE DEVELOPMENT AND PLANNING PROBLEMS. “TOO BIG” IS IMPORTANT BECAUSE:
a. It will set new size and scale guidelines that will be used by developers to enable them to build bigger and denser in our Village.
b. It offers opportunity for high density developers to seek ‘parking variances’ enabling them to build bigger denser properties. Without garage related variances, these developers don’t have enough parking to build as big as they want under the new High-Density Ordinances passed by the outgoing Mayor’s Voting Block.
2. Location of this massive garage does not solve the parking problem throughout Ridgewood.
a. Puts all new parking in one corner of town and will not help shoppers and businesses in other areas.
b. We need a better plan for improving parking throughout our downtown.
c. AND… in an essay written before the Mayor aligned himself with the High-Density Developers the Mayor himself said: “I am not convinced that we need a large, potentially expensive garage in our downtown area… In fact, the more I learn about the situation, the more I believe that a garage now would be a big mistake.” https://www.paularonsohn.com/writ…/time-for-action-on-parking
d. RCRD believes that before we sign contracts for a poorly-designed, over-sized, over-scaled, very expensive garage, we should make other parking improvements first:
i. Investigate the purchase of additional ground level lots, like the one behind the movie theater, to spread parking around
ii. Improve signage, alerting drivers to existing lots like the underused Cottage Street Lot
iii. Evaluate making CDB cross streets one-way with all angled parking to add many spaces
iv. Remove the existing archaic buffers between existing parallel spaces to add many spaces
3. Garage Financing Has Not Been Adequately Tested and may become a Tax Burden on Residents if untested projections fail:
a. The garage does not and will not fund it self
b. It will be paid for by raising parking rates in other downtown areas by up to 300-400% and increasing parking hours from 6pm until up to 9pm.
c. The last time Ridgewood tried increasing hours, the Chamber of Commerce themselves complained and hours were reduced back to 6pm
d. THIS NEEDS TO BE TESTED FIRST… AN $11,500,000 BOND IS TO MUCH TO GAMBLE ON!
SPENDING $11,500,000 ON A PROJECT THAT SHOWS EVIDENCE OF INADEQUATE PLANNING IS BAD GOVERNMENT AND BAD FOR RIDGEWOOD’S FUTURE
A NO VOTE WILL ALLOW THE NEW COUNCIL THE LEEWAY TO GET PARKING RIGHT FOR RIDGEWOOD!
LET THE NEW COUNCIL GET THIS RIGHT!

EVERYONE PAYS MORE FOR MAYOR’S PROJECT EXCEPT HIS DEVELOPER/LANDLORD FRIENDS

vote no on garage
June 19,2016
the staff of the Ridgewood blog
Ridgewood NJ, As you can see from the reports prepared by the Village’s own expert’s parking rates are going sky high, hours are getting longer, enforcement is going to get tougher and shop owners more than a few blocks from GarageMahal will actually see business decrease because of the steps needed to subsidize the massive garage the Mayor wants to bond on June 21.
So it not hard to see why landlords who own properties and businesses right next to the Garage are working so hard and stooping so low to get the “YES “ vote out.  It’s worth a ton of money to them in increased rents and property values.  For example, Paul Vagianos, who controls the Pearl Restaurant building directly adjacent to the Hudson St lot, runs It’s greek to me less than a block away and now has an interest in FISH, also immediately adjacent, was handing out flyers to morning commuters yesterday that used snippets of conversations with Incoming Council Members, taken out context, to falsely imply the incoming Council was endorsing a “Yes” vote, when he knows this is not true.  Lass week in a Letter to the Editor of Ridgewood News incoming Councilman Jeff Vioght clearly laid out his own reasons why he is voting “No” on Tuesday.  For others to imply he supports a “yes” vote is wrong, but large amounts of money will make some people do unsavory things
This is financial analysis data is all drawn directly from reports on the Village Website
Here is what rates to subsidize the Mayor’s Design will look like (they might move around by street or lot or hour but its a zero sum game, the cost of the garage is what it is and the money is going to be found from taxpayer’s pocket either when they are shopping/dining or when they are paying
their mortgage)

Here is what enforcement is going to look like and if your business if too far away to benefit you are
?ui=2&ik=17acd9e61b&view=fimg&th=15565019a4c53e01&attid=0.1
Don’t let anyone tell you that bigger garages are always more economical than smaller garages

Mayor and Progress Ridgewood riling up shoppers and diners when 80% of new spots benefit developers and politicians

Parking 2/8/16
All this propaganda for less than 50 spots targeted to dining and shopping ? Let’s talk about the real agenda
June 18,2016

the staff of the Ridgewood blog

Ridgewood NJ, The Mayor and his cronies are playing fast and loose with the truth and the rank and file doing their bidding may not understand the real plot.  Stooping so low as to grab out dated of context quotes to imply that the 5 members of the incoming Council endorse a YES vote is essentially manufacturing a lie but trying to wipe off your fingerprints of the tools of deceit.  The incoming Council DOES NOT endorse a Yes vote and if you doubt me, just ask them, they are all available on email.  They are trying to stay on the high road, which the Village Manager couldn’t find with a map, but they are livid at the bald attempt to attach their names to Paul and Roberta’s desperate attempt to deceive.

They don’t want or need any “help” from the outgoing Council who are leaving their post with as little grace and professionalism as you would expect from observing  the last 4 years

The Walker study (attached ) makes clear that of the 250 incremental spots created the vast, vast majority (191 of 250 or 76 %) of the spots created will be monthly spots.  The 126 hourly spots is less than 50 more than what exists in lot now  (76 spots ) when you consider the destruction of on-street parking Garagzilla requires.

So wait …We spend $ 11.5 MM to get essentially less than 2 levels of shopping/dining parking and 3+ levels of monthly parking to warehouse extra cars for the high density residents and serve out of town commuters? That makes sense how?????

Who benefits from monthly spots ?  High density developers who have too many cars and out of town commuters.
Who benefits from 50 subsidized hourly spots being created in a $ 11.5 MM boondoggle?  Local Landlords looking to raise rents on small business tenants.

Who benefits from developers, out of town commuters and local landlords being happy?  Politicians who need money and allies to run for office.

TRUST THE NEW COUNCIL AND VOTE NO.  DONT LET THE MAYOR TIE THEIR HANDS

Councilmen Michael Sedon Urges a No Vote in Tuesday’s special election

mike_sedon_theridgewoodblog

file photo by Boyd Loving

Some confusion has been building the past few days surrounding the upcoming June 21st special referendum vote for local bond ordinance 3521, and I want to take this opportunity to unequivocally state my opinion.

I will be voting no in Tuesday’s special election.

In order for the new council to move forward with a comprehensive parking plan for the Central Business District, which includes a reasonable parking structure, it is imperative that we can do so without having our hands tied by the outgoing council majority.

A no vote will not defeat a parking structure. It will allow us, the new council, to incorporate such a structure into the fabric of our CBD along with other solutions that have been mentioned in the past by some of my other colleagues and myself.

I would like to explore the option of creating one way streets on Chestnut, Oak, North Walnut streets and Cottage Place to add angled parking on both sides. This could potentially increase parking by 60 to 80 spots on the street right in front of where customers are trying to go. A side benefit could also be increased pedestrian safety, as visitors to our CBD would only have to look one way for oncoming traffic.

A comprehensive plan could also include the purchase or leasing of private lots throughout the CBD and an expansion of technology to aid in the parking solution.

A true parking committee should be formed that includes residents, property and business owners along with Village officials to further explore any other ideas that could improve our situation.

The mayor’s previous parking committee did not include residents, and in my opinion resulted in information that appeared filtered and then potentially misrepresented when it reached the wider public.

This outgoing council majority has proven over and over that they cannot be trusted, and I for one will not give them any more trust by supporting what has become a monument to deceit and manipulation.

The new council is willing and excited to work with the public and bring all interested residents along in a process that we can be proud of as a community.

Residents spoke loud and clear in the May 10th Village Council election with the landslide victory of three bright, intelligent and independent candidates, who I am greatly looking forward to calling my colleagues very soon.

Please send that message one more time with a no vote on Tuesday and let the new council finish this important work for the benefit of all of Ridgewood.

Sincerely,

Michael Sedon

Father Ron of Our Lady of Mount Carmel Issues a VERY STRONG statement on Hudson Garage

Mt_Carmel_Church_theridgewoodblog

Dear Friends,

I liked last year’s Father’s Day reflection, so I decided to put it in again. I may fail to be as clever as my neighbor down the street, I may fail to be as wealthy as some other men I meet, I may never win the glory which a lot of men have had, But I’ve got to be successful as a little fellow’s dad. There are certain dreams I cherish which I’d like to see come true, There are things I would accomplish when my time of life is through, But the task my heart is on is to guide a little lad And to make myself successful as that little fellow’s dad. I may never come to glory, I may never gather gold, Men may list me with the failures when my business life is told, But if he who follows after me shall be manly, I’ll be glad, For I’ll know I’ve been successful as that little fellow’s dad. It’s the one job that I dream of, it’s the task I think of most, If I fail that growing youngster, I’d have nothing else to boast; For though wealth and fame I’d gathered, all my failure would be sad, If I failed to be successful as that little fellow’s dad. God bless all our dads on their special day and thank you for who you are. As a gift from the parish, please take a pen with you and know how much your faith contributes not only to your family but to the parish family as well.

Here we go again. I had resolved not to write on the deck again but I find myself on the subject one last time (since the referendum is Tuesday). Someone said to me that there was a video on the Village website and I should be sure to view it. I did. Several times. And that’s why I find myself writing. Notwithstanding the article in The Ridgewood News, dated June 10th, in which Council members indicate the referendum is about the bonding for a deck, the statement is made in the video, “There will be one question on the ballot that day, ‘Do you support this parking deck.?’” And the video clearly points to the 325 car deck. I find the ambiguity between these two positions worrisome. I have said all along I will not comment on the aesthetics of that deck, “its size, its proportionality to surrounding buildings and the streetscape it creates.” My two issues remain the traffic pattern changes and the on-street parking on the south side of Hudson Street. You will find in the video this statement, “There are two churches on South Broad and in looking at that we decided that directing traffic from the parking deck to Prospect provided better dispersion and less of a loading on South Board St. Our Office worked with ….” And then the video lists a number of entities that were consulted.

You will not hear the name of Our Lady of Mount Carmel mentioned in that consultation. Incredibly, the single largest reality, neighbor, directly across the street from the deck, not four or six blocks away was ignored. This is despite the fact that Mount Carmel hired its own traffic consultant from an equally reputable traffic consulting firm. In their review of the Village’s traffic report, they had this evaluation. “The traffic analysis in the STIS shows that with Hudson Street remaining one-way in the westbound direction, the parking garage will not (their emphasis) cause failure operations at the Hudson Street intersections with South Broad and Prospect Street. As such, we believe there is no need to reverse the traffic flow on Hudson Street or Passaic Street.” Of prime importance to the operations of Mount Carmel Church is the on-street parking on the church side of Hudson Street. In the early months of the year, it was claimed that even with the deck encroaching five feet into the sidewalk (and thus into the street), it would still allow for three lanes on Hudson Street, a parking lane (on the church side), a drive-thru lane and a turning lane into the deck. At a meeting of the Preservation Committee in March, this was unqualifiedly debunked. With the width of Hudson Street narrowed, even by only five feet, there will only be enough space for two lanes. Does this mean that in the future it may be found necessary to eliminate the on-street parking on the church side of Hudson? That will unquestionably have a negative impact on the operations of Our Lady of Mount Carmel.

I just thought you needed some further information before you go to the polls on Tuesday. God Bless,

Father Ron

The Ridgewood garage is the Trojan Horse

trojanhorse

June 18,2016

the staff of the Ridgewood blog

Ridgewood NJ, The village, in the voice of the Village Manager, admits on April 6, 2016 that we do not have a parking crisis, we have a parking surplus, we have more spots than we have demand for:https://youtu.be/iyufI5C3gKU?t=1h14m So we know from the facts the big garage is all about high density housing, not restaurants. Without it, the over development of Ridgewood cannot happen. Without over development the property owners, who paid a lot for the land, cannot make money. They need to develop the lots past what parking on the property supports to maximize rental revenue. The village and the developers lie about Brogan and Ken Smith parking spaces needing to be replaced, spots that are not a part of the public parking inventory.

The garage is the Trojan Horse. The village now admits, we don’t need more parking, we don’t even utilize what we have. Higher density, higher congestion, higher fees. They want a city.

When the village manager in a propaganda video says we have a parking crisis, but her own analysis says we have a surplus, we know there is no crisis.

Readers show no love loss for Bergen Record and Ridgewood News sale

Bergen record Newspaper-vending-machine2

file photo by Boyd Loving

“Borg and Aronsohn are very close politically, with Borg regularly providing political support for or cover to the Mayor (like during the never ending jihad against “incivility”), and bending and shaping news coverage of local events to portray Aronsohn in the best possible light. Plus giving him a recurring column in The Ridgewood News. One wonders if our new mayor will be provided the same platform to expound his or her views and priorities.”

“The Recorg is a rag and I have enjoyed watching it die a slow painful death.
I hope the Borg family lost money on the sale. They damaged my familie’s business back in the early nineties with a politically biased false narrative published in The Record based on the Borg family’s liberal progressive anti business bias. Good ridence…”

“Borg’s sold the Record property, sold the Record, sold out NJ news integrity because of a traffic jam. But they love Ma Weinberg and her crew of Southeast Bergen and Hudson County Democrats. It’s a great day in America.”

“Maybe we can count on some un-biased news coverage under new ownership? It really couldn’t get any worse. The Ridgewood News used to be a decent community newspaper that covered all of the school plays and neighborhood happenings. Recently it’s been a megaphone for union bozos and local political hacks.”

Reader says , The way the Council Majority have disrespected the church and ALL Ridgewood residents is shameful

Ridgewood 3 amigos

file photo by Boyd Loving

I don’t understand how supporters of the majority council don’t have a problem that these 3, plus Roberta lied to residents to get that November vote. That is telling and shameful- all residents whether you want a garage or not should have no tolerance for such trickery.

Telling residents nothing has been decided with respect to design when indeed, the design has been decided, and we are not disclosing that our chosen design is 12 feet in the street was wrong and horrible leadership. Contracts to begin specs for design A were signed on October 28th – before the vote!!! It was deceitful and despicable, with no accountability and cost taxpayers $120,000 in change orders.

I can understand and be sympathetic to mistakes but not deliberate and deceitful plotting and scheming to get what you want. The current design is still too big. It is 5 feet in the street and 60’10” tall…not 46′ that they keep saying -which is frickin ridiculous they don’t count the towers when discussing height. Mt. Carmel (FYI is 50′ tall) will be here a lot longer than any restaurant or business. The way these people have disrespected the church and ALL residents is shameful, and to defend that behavior or turn a blind eye because you want a garage….what? Why?

Reader says the Council Majority has ignored, ridiculed and threatened anyone who has presented an opposing point of view

3 amigos in action Ridgewood NJ

file photo by Boyd Loving

First, the referendum in the Fall was non binding. Second, the Council majority has apparently spent over HALF A MILLION DOLLARS on a design the may very well be voted down next week. And you gripe about $45K? For the past 4 years, these 3 individuals, emboldened by a 3/5 majority on the Council which they won by 8 votes, have acted as though they know what’s best for the rest of us and had a mandate to do whatever they wanted.

They have ignored, ridiculed and threatened anyone who has presented an opposing point of view. Having done this to as many of their constituents as they have, they are now dealing with the backlash. While the backlash has not been kind, it has been more than deserved.

The past 4 years should be presented as a civics course at Ridgewood High School. This is why you vote, this is what happens when you vote for the wrong people, this is what happens when elected officials misuse their authority, this is what happens when you get caught insulting your political adversaries anonymously on social media, this is what happens when the tax payers revolt and take back their government. This petition and special election are a perfect example of what the People are capable of when they band together. Vote NO on June 21.

Village of Ridgewood : Fines for violators of Stage I irrigation restrictions start at $50 for the first offense

ridgewood water

Dear natter negnobs of negitivity,
Summer weather has finally arrived and with it comes increasing water usage for irrigating our lawns and gardens.  This is a friendly reminder that Stage I irrigation restrictions are now in effect as they are every year between June 1 and August 31.  If you have an odd-numbered address, you may irrigate at any time on Tuesdays, Thursdays, and Saturdays.  If you have an even-numbered address, you may irrigate at any time on Wednesdays, Fridays, and Sundays.  Irrigation using a hand held hose is allowed at any time.  No irrigation is allowed on Mondays except for the use of a handheld hose.  Ridgewood Water is already experiencing heavy demand on the system, even on Mondays, so it is clear that many residents are not following the rules.  Fines for violators start at $50 for the first offense.

Many people water their lawns too frequently for healthy, drought resistant turf.  Most experts agree that ½ inch of water twice a week will sustain an established lawn.  Ridgewood Water technicians can help you reprogram your automatic sprinklers at no charge.  Please call our Customer Service Center at201-670-5520 for more information.

Your cooperation with the Stage I restrictions and making sure your watering times are reasonable will help us avoid the need for more severe restrictions.  You can always check our website for the current status of restrictions atwater.ridgewoodnj.net.

Best,
