Ridgewood NJ, construction begins at 257 East Ridgewood Avenue. The property is owned by 257 RIDGEWOOD AVENUE LLC .  The property will be known as the Enclave . In 2014 The developers of Enclave, a proposed 52-unit luxury apartment building on Maple Avenue between East Ridgewood and Franklin.  At the time it was one of  the four properties that applied for consideration as luxury apartment locations, two are on the sites of former car dealerships; one is the site of the former DMV inspection location; and the final is the Enclave.

Village of Ridgewood’s Plan to Create a Pedestrian Mall is being Funded in part by an Unnamed “Individual”

Ridgewood NJ, Ridgewood Village Councilwoman Bernadette Walsh revealed last night that the Village’s Central Business District Re-Opening Plan (street closures creating a pedestrian mall with on street dining) is being funded in part by an unnamed “individual.” Council members voted unanimously to approve the plan. However, when a taxpayer asked that the “individual” be publicly identified, no response was received. Hmm. Who would volunteer to fund the expenses associated with creation of a pedestrian mall with on street dining?

Local Builder Promotes Development in the Village of Ridgewoood

Ridgewood NJ, We have high density housing because of the author and commenters on this blog. People who know nothing about real estate law and development have dictated the conversation, and even more sadly have run the boards in Ridgewood. There are people who lead, and there are people who obstruct and impede progress. We have had the latter in leadership in Ridgewood until very recently.

The best example is High Mountain golf course in Franklin Lakes. Nobody wanted this to be developed. But it was worth far more as a development then a golf course (reality). Thanks to excellent leadership on the part of the mayor, Frank Bivona, and Kevin Boswell the town engineer; rather than stick their head in the sand and pretend that they could fight this, they negotiated the best possible deal they could with the developer while they still had leverage.  Nobody is happy about it, but at least we do not have 600 units on that
property.

Business Down an Estimated 40% Since the Increase in Parking Rates in the Village

Ridgewood NJ,  on February 1, 2020 there was a rate increase  for parking in the central business district. The new rates will be $1.00/hour in the lots and $1.25/hour on the streets.  The rate increase is deemed  necessary in order to pay for the construction of the Hudson Street Garage.

Murphy Administration Looks to Jam More ,”Affordable Housing” ie Over-sized Development Down Taxpayers Throats

Trenton NJ.  The Murphy Administration today announced a roadmap for spending $60 million in Affordable Housing Trust Fund (AHTF) funding to advance affordable housing across the state. The funding, which was diverted in previous years, was restored as part of Governor Murphy’s FY2020 budget and is now available for pre-applications. The Department of Community Affairs (DCA) will administer the funds to create stronger, fairer communities in which people can afford to live.
